With the Capitol district (Shamrock) development well underway and looking fantastic, it's time for me to look ahead to my next favorite development, this one. Only problem is so far there is no development, lol. This is one of those lots that for years has just baffled me on HOW it has sat empty as a parking lot. I mean you have a full half block requiring no demolition, right in the heart of the Old Market, on tenth street, incredible visibility from all angles, unlimited Southern light exposure, etc. I just don't get how this great lot with all this potential hasn't been developed. Hopefully this new rumor has some teeth. Even something like Council Bluffs is doing in the downtown area with the new brick buildings with first floor retail/restaurants, and 4-6 floors of residential on top would be great in this location. I'm wondering if the success of this new prefabricated steel framed apartment tower that Shamrock is constructing will lower construction cost enough to justify more 8-10 floor residential in the downtown core. In summary, HDR I'm done with you, 10th and Harney development, let's rock.
