From what I have been told by multiple people in the hospitality industry, no hotel/motel chain will open an urban hotel/motel with less than 4 levels any more. So that rules out these older properties from being reopened.
Based on what we are seeing in the market now this appears true.
There sure have been a lot of Hotel / Motel / Inn conversions into apartments lately. Just of the top of my head we have a short list and that doesn’t even include all of the ones that have been leveled.
This is not really a new trend though if you think about it. Many of the older historic apartments began life as a hotel. When people left the areas served by streetcars, they all went vacant and sat for years before they were converted to apartments. The tide has turned.
