Re: 34th and Harney Apartments
While this isn't too-notch architecture, I'm generally pleased with how this turned out. The facade could be better, but they did an exceptional job hiding the parking underneath, which I give them major credit for, when so many still throw up a surface lot that breaks up the whole pedestrian street...

Good to see this moving forward and at least making an attempt to blend into the neighborhood. The closer I look at these attempts at a historic style, the worse they look, though. If they get the proportions right, the details like soffits, trim, etc still stick out. Some of the more recent ones se...

I think it looks really nice, and a couple more buildings in the open lots will really tie it in. It actually looks more to me like the downtown buildings left standing after adjacent buildings have been demolished, rather than too big for the space. More like it's asking for some companions ;-)

Not to contribute to derailing this discussion, but I'm also a big fan of back-in angle parking. Backing in to perpendicular parking is safer too, and unless I need to load or unload bulky stuff from the trunk, I generally back into typical surface-lot spaces too. It's a simple matter of doing the v...

Yeah, they've really been working on this the last couple weeks. I haven't looked closely, but I'd guess they're installing augercast piles. That's a sign of a pretty large structure, since a smaller one would use cheaper shallow foundations.

My guess is that they're doing a more intensive exterior rehab and stripping paint (which most likely contains lead). The current brown color scheme is far from correct for this architectural style, but it's a heck of a lot better than that previous picture! Yuck! The cheap white vinyl windows still...

I agree. There are enough existing frameworks for development authority, that I don't see the need for an entirely new one just because it's a "riverfront". It's makes more sense for it to fit in with a larger-scale plan for the adjacent downtown and north downtown area anyway.

Those awnings in OM were cheaply built without much, if any, architectural consideration at the time. They're pret...

I kind of like the convoluted assembly of the buildings they currently have. Yeah, it seems highly unlikely that a speculator would buy units like these in this location for this price. It would be easy enough to build a similar unit yourself nearby.
