Great project to strengthen Benson all day. With some office users and more residents in the immediate area the businesses on the main drag might see bump in daytime business going forward.

Good to hear all of the organizations got organized quickly. Obviously incentives will be a big thing here, but I think getting a site organized will be important too. We saw that the Chamber learned that from early data center misses.

Did they say Nebraska is actually in the running? I saw there was a list of about 10 states floating around and Nebraska wasn't on it, but Iowa was.

This is certainly breaking the mold of most recent east Omaha developments that provide roughly the same amount of parking as units. Between this and the Colonial, which has next to no dedicated parking, it will really put a test out there for how much parking developers need to provide and how well...

I think were going to look back in a year or two are really wish we would of had more retail along 14th. Missed our opportunity to create a focal street for the neighborhood.

In theory you want all available space filled right? Low vacancy mean owners are making money and demand is strong. Where it can be trouble is if someone wants to expand their operation or someone new wants to move into the market there may not be space available that they need, and not every compan...

Its not a hard and fast rule. Generally "industrial" will be more open spaces, higher ceilings in less visible locations than "retail."

As was mentioned though many of these have showrooms or office portions in the same building.

They will need to hope for the carryover crowd from their old location. It would be interesting if a development team came after some of the other retail buildings around there and got more aggressive about redeveloping if this area could stand on its own. Elevator shafts topped out it appears. Should be the tallest building on the block and when they start with the wood construction it will go quick.

CBD having a nice bounce back from ConAgra. 58K SF absorbed this quarter and 112K SF YTD absorption. Occupation tax passed 6-1. Will be the first in the city, Crossroads development perusing the same thing; The Railyard in Lincoln and NEX in Gretna already uses it.
