Last poll I was privy to (maybe a month ago) had Ricketts in dead last with Stenberg leading. I don't know the percentages or the source, so take it for what that's worth. If you do deal directly with the sellers agent just remember unless the agent discloses that he will work with you as a dual agent (and maybe not even then) then his obligation is to get the seller the most money possible and has no obligation to you other than to properly help fill out paper work ...
