Harpoon - do you work or have some association with HDR?  You seemed to throw those project examples at me fairly quickly. If you call three and a half days a quick response, I guess I am guilty of that, HO. All I did was a simple search of their website to see some of the projects they have worked...

one reason....The City hired a consultant that primarily deals with new construction - and the major construction company in the City does not do building rehabs (I am not just talking about historic rehabs...I am talking about rehabs period - maybe a few exceptions for some existing UNMC buildings...

Went by this project earlier in the week, it looks like it is coming together pretty well. A building is framed up and a big concrete wall sits in the middle of the site.

They should really look to do what the folks down in Boca Raton, Florida did with Mizner Park. Mizner Park is located on the site of a former mall that was turned into a place that people actually want to visit. Keep the parking garage and bulldoze the rest, along with the Best Buy site and the rest...

Those trees had probably served their purpose though, they maybe had 5 years left in them. And if you look at the base of the trees the parking lot pavement was basically right up to the edge of the trunk.

You'd just have to build an L-shaped building to keep this plaza on the corner, I wouldn't really call that awkward.

If I remember correctly from one of the old plans I saw a while back, the fitness center is located on the far east side of the building, between the parking on the lower level and the retail bays, but it isn't in one of the retail bays. I don't even think the room had a window in it.
