I really like the look of the steel spans. I'd much prefer they were not enclosed in non descript rectangular boxes

I think it's far more likely that if the downtown stadium doesn't happen there's a new stadium built in Elkhorn, Gretna or Papillion than Council Bluffs.

The September estimates were a bit higher than June. Note this is not the rate that developers are getting on their loans but it is indicative of the trends rates are under going at large. There's a lot of stalled development plans while rates remain around 7%. No one can predict the future, but if the Fed is right and median rates are at 3.9% for 2025, 2.9% for 2026 right as this is coming on line, I think we'll crush the forecast development levels.

From what I read years ago the flood control that is currently in place that limits the flooding on the west edge of Council Bluffs was not in place which meant flood waters carried away lead contamination for decades lessening the problem on that side of the river.
