The concept for the area sounds very similar to what was built up around the arena that was originally built for the Coyote in Glendale, AZ. In fact, the Tanger outlet mall is almost a mirror image of what Yates built already.

For perspective, interest rate on my first home mortgage was 11.5% in 1990. Of course it was also for an 1800sq ft trilevel in Millard for only $78k as well (which Zillow shows at $300k today)
