The difference between OKC and NYC is that the Texas urban megaregions are still exploding in population while NYC is still not back from the pandemic. OKC could very well end up exploding in population like Austin did.
Of course it might not, maybe OKC is too far removed from the boom in Texas.

Not to knock what OKC is doing, but I'd really like Omaha to focus on 4- to 8-story buildings everywhere within the 680 loop, even in the downtown core. I don't think supertall buildings offer much to daily life.

No, not selling it short. The airlines aren't making decisions based on the airport amenities, they're making decisions based on ticket volume and fares. The extra gate space will not influence American/Delta/United or even Southwest/Alaska.

Any plan for the NHL in Omaha involves state money, MECA, and a new arena. Will basically only happen if taxpayers subsidize the deal and if enough local leaders are able to come out ahead with hotel/restaurant/apartment type of construction in the immediate area. It's just biz lingo, very common phrase. Related to differentiation / market substitutes. If Oak View can differentiate, they can charge higher rent. And since he wasn't talking to consumers, this phrasing makes even more sense. He was talking to prospective tenants that would know this lingo.
