Re: OKC 2nd Tallest Skyscraper in the USA

There is no way they secured funding 💀 In a year the developer is going to be exposed for money laundering or fraud. This whole this seems so sketchy. Alternatively it highlights how inexpensive and low-risk it is to build these new skinny megatall towers like we've seen popping up in Chicago and N...

Re: Official- 2020 Omaha CSA 1 million+

This is my biggest gripe about Dallas. Fourth largest metro area, massive population growth, yet the urban core is just not where people are interested in being, at least not at the scale you'd expect for a metro with 8 million people. I think part of it is that the execution of creating civic asse...

Re: OKC 2nd Tallest Skyscraper in the USA

Not to knock what OKC is doing, but I'd really like Omaha to focus on 4- to 8-story buildings everywhere within the 680 loop, even in the downtown core. I don't think supertall buildings offer much to daily life.

Omaha would be a pretty solid temporary host for the A's. There'd be home series against the Twins, Royals, Yankees, Red Sox that would all sell out, and a 50/50 shot of getting Cardinals/Cubs/Dodgers home series. One of the bigger issues would actually be drumming up excitement for the 26 home game...

There was no reason for this restaurant to have been in the news so much. Just another restaurant that made some missteps and didn't make it. There are plenty of alternatives for this place, and life will go on without it.

No, not selling it short. The airlines aren't making decisions based on the airport amenities, they're making decisions based on ticket volume and fares. The extra gate space will not influence American/Delta/United or even Southwest/Alaska.

Re: Nebraska Crossing Village District

So, let’s agree that a new arena with at least 12-15k seats for hockey would be required. Then the issue boils down to a suitable location. 18,000 seats for the NHL is table stakes. Mix of seats is more important than total capacity. Could be room for only 12,000 with a ton of suites and box seats ...

Guessing it would be more than $1.5b. Cost to buy a franchise (existing or new) and cost for a new dome will probably be over $2b. And that's just table stakes.

My point is more about manipulation of numbers to make projects look more viable because--on paper--they draw from a larger combined market than Omaha or Lincoln in isolation. I thought about this some more, and the obvious spot for the team is Sarpy County. Any plan for the NHL in Omaha involves state money, MECA, and a new arena. Will basically only happen if taxpayers subsidize the deal and if enough local leaders are able to come out ahead with hotel/restaurant/apartment type of construction in the immediate area. I don't know if it's good for Omaha...

Singular point of security, plenty of restaurant/retail...

It's just biz lingo, very common phrase. Related to differentiation / market substitutes. If Oak View can differentiate, they can charge higher rent. And since he wasn't talking to consumers, this phrasing makes even more sense. He was talking to prospective tenants that would know this lingo.

+1 to Brad's comments, capturing many of the reasons for higher prices. The median plot of land for a single-family home is probably approaching $100k. And I don't think you could build a home for less than $300k in materials and labor. Historically for Omaha, that's a very high floor for new housin...

I wouldn't make retail a priority at Oak View at all. I'd just focus on pleasant and unique green space and medium- to high-density housing. Maybe a water feature and a couple restaurants.

The city needs some type of playbook for run-of-the-mill upzoning.
