We will not have any retail or food on this site, we're sticking with multifamily.

Re: 180th & Meridian (just south of 180th & Giles)
Does anyone know what they're putting in at the corner of 180th & Meridian? I can see it out our front door and can't tell what it's going to be. It started to look like a divided road of some kind (a left side and right side) but I just noticed they've filled in the middle with concrete as wel...

Re: Forest Lawn Cemetery
The unfortunate part of this story is that preservation only gets attention when an owner proposes demolishing a structure. These properties are left to deteriorate over time, and there is no visible effort from preservation groups to encourage the maintenance and upkeep of these historic structures...

Re: Fairmont Creamery Building
The last I heard was that a local development group (I was not involved in the project, and can't name the group that was) was very deep into negotiations with the seller but ultimately backed out of the purchase. As I understand it, there are significant structural issues with the three buildings t...

Re: Cosgrove Apartments (3802 Leavenworth )
It’s sad that these places don’t include balconies. I'm guessing on the rear of the building it's the same as the front? Why don't they have them? Too close to Leavenworth Street (code issue)? Or is it more of a safety issue so drunk med students don't fall on to traffic? The property does have bal...

Re: 3802 Leavenworth (Down Under Lounge)
Of course cost was certainly a factor, but not the only factor. In addition to the extremely high cost to bury those lines, it would have also required a lot of space that the site just does not have. I heard some rumors that when UNMC re-builds their central utilities plant, they may look at other...

We learned from OPPD that those transmission lines would have...

Stories coffee company located on 114th and dodge has opened a 2nd location in here as well as a place called “Geraldines” a new pizza place by the same people who own Nolis. That seems odd, pizza place competing against its own pizza place? Can you make a pizza place much different? Geraldine's pi...

I don't know if this is news to this group, but it will be a Rocket Carwash, a company that is owned, at least in part, by City Ventures - the same group that has done a fair bit of development in the past few years.

The building fronting leavenworth has a build out of some sort going into its open bays. Doesn't appear to be restaurant/retail... Also, the building across leavenworth has been torn down. It is my understanding that the commercial space west of Farine + Four is being built out as small office/co-w...

They have been looking at EB-5 financing since the beginning. So this entire development is being financed by tax-payers and foreign investors? That's not a rhetorical question, I seriously do not know. Haven't been able to really follow this stuff in a long time EB-5 is used to "bridge the ga...

Meh sentimentality is a waist of time. If that was the case, the Old Market wouldn't exist, the Durham would have been torn down, the Burlington gone, the old library building destroyed, the Omaha National Bank building leveled, the Paxton completely gone. Preservation is all about the sentiments ...

The house will be open this Saturday from 2-4 pm. I toured this house with Restoration Exchange recently and it is truly amazing. Omaha is losing a work of art that can never be gotten back. The horse barn in the back of the house still has bunks built directly into the walls for the servants to...

I am all for preserving those properties that are able to be preserved and whose use after preservation is the "highest and best use" for the property. Unfortunately in this case I think the fact that it was formerly a mortuary makes it a difficult property to renovate and lease. If a deve...

Yes, construction speeds up in warmer weather, as contractors don't have to wait for warm enough days for pouring concrete, framing, etc. They will work through some of the coldest weather, but if they need to pour concrete they will be slowed by frigid temperatures.

It would be great to see a more robust downtown skyline, I think a lot of people in Omaha would love to see that. I really think that TD Ameritrade should have been downtown, contributing to the skyline and the bustling feel.

I would think that a place like Pulp would find a better home at a place with more foot traffic, or better parking. I don't see it as a destination retailer (maybe I am completely wrong on this..) but a place you sort of just wander into... I agree that Pulp seems like a place that people will wand...

Looks like it will be a very exciting and fun environment to work in, as the rest of the Mastercraft building would be too. It will be interesting to see how long the "start-ups" stay in their container spaces and whether they'll be able to expand right there, if needed. I suppose at some...

If they design this right it could be a sweet setup for small start-ups. I think one of the biggest benefits for small business will be the relatively close quarters with other businesses and the opportunities for collaboration and creative problem solving that start-ups are known for.

50% developer equity? Since when? Not doubting you but man that sounds steep. Up to 50% for Hotel projects, not every situation will demand 50% equity, there are a lot of variables that affect the equity requirements. The projects I've seen probably fall closer to 30-40% equity, but 50% is not un...
