Re: Omaha River Walk
Personally I'd rather that city leaders first focus on connecting Heartland of America Park to the Old Market rather than doing this. There is basically a superblock (Landmark building complex) blocking the Old Market from the GLM and that is a problem that is not going away anytime soon. Might as w...

Re: 16th Street Master Plan
I'm surprised this idea is getting any publicity at all, the real way to give a huge boost to North Downtown would be to bring down the section of 480 that divides north downtown from regular downtown. Also, there's nothing of retail interest on 16th street north of doubletree for 3 whole blocks, so...

Re: 16th Street Master Plan
I don't know if this is even physically possible but my favorite option would be to keep the western half of the building plus the middle elevator part, but demolish the eastern part that is over 16th street. That way you keep a tall building but also reconnect 16th street. A tunnel I think would mo...

Re: Official: Omaha Streetcar Discussion
A streetcar is the only viable way to get a comprehensive mass transit system going that will actually fulfill all those objectives of getting less cars on the roads and taking up spaces in parking lots. The bus system is not working , and I'd like to see some examples of mid-sized or larger Americ...

Re: Official: Omaha Streetcar Discussion
The advantages of buses (being able to change routes as you please because you can run buses on most roads) also have a downside: they don't have the permanent/fixed route that a streetcar would have. So yes, a streetcar is going to spur developments that a bus simply is not going to. The KC Streetc...

Re: Official: Omaha Streetcar Discussion
The streetcar line has to start somewhere, and the densest areas of the city and also the areas of the city with the highest concentration of employers are the obvious places to start a line. For each person that rides the streetcar to their job downtown/at UNMC/wherever it may be, that is one less ...

Re: Conagra campus development plans
There's definitely no need to tear down any of the ConAgra buildings in the near future, but I think it would make the current buildings way more attractive to potential office tenants if a developer built some mixed-use stuff from just north of Embassy Suites all the way up to 10th & Farnam in ...

If they moved the State Building offices to the new Civic site and opened that site for development, that would probably be the best location for a Hy-Vee with 3-4 floors of apartments on top, just like Des Moines' has. A second good option could be the Library site with many more floors of apartmen...

This discussion is depressing. Is our downtown so crappy that we have only one signature-worthy angle of it? I've always disliked that angle anyway. Doesn't even highlight or showcase many of the taller buildings. Sure, those towers are a decent bookend to GLM, but we can't do any better than a tria...

If HDR cares about visibility at all, it doesn't get much more visible than this location. They'd be in the center of the most common skyline photo of Omaha. 68102 includes a large amount of land that definitely wouldn't be considered "downtown", and also a fair amount of industrial zoned land.
So saying the density of 68102 is the density of Downtown Omaha is almost meaningless.

It's an alright design... but I think it's safe to say that this did not come close to living up to the hype this was getting either height-wise or design-wise. I think the fact that the first building of this is already mostly leased out is a really good sign that the demand for urban living is still strong, seeing as how this particular set of buildings offers basically zero parking. And yet it is still quickly being filled.

This would be a good spot for a building like the one with Plank Seafood restaurant in it.
I wonder if this is too close to the river to make underground parking feasible though?
