68102 includes a large amount of land that definitely wouldn't be considered "downtown", and also a fair amount of industrial zoned land.

So saying the density of 68102 is the density of Downtown Omaha is almost meaningless.

The facade portion does fit in well with the Wilson & Washburn building, but I would much prefer to see it be placed in the middle of a block because having a big blank wall with no windows right up to the street is never ideal in my opinion, especially in a location so close to the Old Market. ...

It will be interesting to see if all this re-development around here takes a Little Italy/Little Bohemia theme, or if it becomes more of a 10th street thing where the development keeps spreading south directly on 10th St.

Honestly, for architecture that bland, I would much rather have a rowhouse development that has units in the $175,000-$200,000 range instead of having the cheapest ones be $285,000. I think the fact that the first building of this is already mostly leased out is a really good sign that the demand for urban living is still strong, seeing as how this particular set of buildings offers basically zero parking. And yet it is still quickly being filled.

Some developer please build a replica of the Fontenelle in the old market. That way it won't be demolished for the next hundred years. This would be a good spot for a building like the one with Plank Seafood restaurant in it.

It seems like we've lost a much higher percentage of our 10+ story historic buildings than other similar cities. Sure do wish we still had the Medical Arts building, Hotel Fontenelle, and the old WOW tower. If I could choose to bring something back, I'd rather have those three than Jobbers Canyon. B...

The retail portion might be difficult to make work at first, but hopefully within a decade there will be enough activity around there to have a solid tenant or tenants there. I'd rather see an empty retail bay for several years that then gets filled later on, rather than not having any retail space ...

Because of the renovations, the hotel probably has a good 15-20 years of use left, but after that my favorite plan would be to keep the western 2/3rd of the building and convert that to apartments or condos, and only tear down the part of the building that blocks 16th street. A streetcar along Dodge would be a million times preferable to one down 10th or 13th, in my opinion. Actually, I probably wouldn't even support one down 10th/13th street. But a line that loops around CenturyLink and TDPark, then runs down Dodge or Farnam would be pretty comparable to how KC designed...
