Dicks is more so sporting goods, REI is more outdoor gear. Two very different markets. Besides, malls of the past did just fine having 4+ department stores. Meijer has just gone down the path HyVee is beginning to take... supermarket chain, expanding into more general retail.

People will always frequent their favorite 'local' grocer... so as retail falters elsewhere, you take advantage of new opportunities.

I don't know why repurposed into mixed use office/residential/retail is gloom and doom. Given it's poor location, much as La Vista's south 84th retail strip was... it's needs something that's going the draw more people to it (if they're not already living on site), than just retail.

You're talking as if it's the developers who drive the market. Have you ever considered there might be a reason why, in California, they're building huge numbers of tightly packed apartments? I'm sure the cost of real estate has nothing to do with it. As for Des Moines, it's so negligibly different....
