I wouldn’t say that the urban/suburban line should be based on city limits. Omaha has a lot of suburban area within its city limits. heck, even NYC does. Where is DSM getting the boost from? My guess would be a mix of a) A very mature financial sector b) a slow but important growth in tech. I think Omaha has the much better tech scene, and while our economy is fairly diverse we don't really have a second area of that strength that I can think of... ...

I would believe that MoO wants to get out of developing all of this themselves with their move to Downtown.

But I'd actually prefer multiple developers here. It should maximize the odds of at least one of the lots getting something more interesting than 5 over 1.

Sure.

We don't have Supraurban.

I'd call most of Omaha Infraurban, with small sprinkles of Interburban like Blackstone.

West of 72nd I'd call on average Extraurban.

I like it just fine. The ugliest building in downtown Omaha in my opinion is the Woodman. Even then, I'd be in no rush to tear down anything when we still can't even fill a handful of lots.

Much of that is probably a pipe dream for much of our lifetime. The streetcar isn't meaningful public transportation for the bulk of the city and we are decades away from something larger that people will actually use. 95% of Omaha isn't utilizing ORBIT and won't no matter how it's packaged.
