This looks like another fantastic project for the area. It's hard to believe how quickly and dramatically this neighborhood has changed.

I think the rendering looks good, but agree that it could include more brick. I'm sure the final design won't look like this early concept anyway.

Aside from the tire store and hispanic mission, there were only a few rundown residential units, and the rest was pavement. The green space looks a lot better until something new gets built.

Who is the developer here? It looks like the same awful company that tore down the neighborhood on Leavenworth for an apartment complex. The developer is Harvest Development. They have done a lot of rehab work in the area and their offices are right on Park Ave. If it's Harvest, I'm more optimistic...

To me, it just seems wasteful and redundant to have separate parking for the Holland and surrounding daytime office buildings. They're are plenty of opportunities to share the space between users. The OPPD garage and Orpheum are a perfect example.
