Re: State Tax Reform
So hear me out ... You legalize marijuana and use the tax revenue from that to lower property taxes, BUT, only for properties where the owner lives on the actual land. Then fund public (only) schools and public transportation with the remaining marijuana tax revenue. I have always said people who p...

Ha! I was trying to have it make images of Omaha the other day myself. I tried to create an Omaha with severe congestion problems and it gave me what looked like Charlotte instead. It didn't do great when I tried to do St. Louis either. It decided the Arch is narrower and shorter than it is in real...

But apparently, they also distribute to a coffee spot near us that we already walk to occasionally. So here's to hoping they have them when we go, and they are fresh and as good as everyone says. Dall-E can't get Omaha right.
Just for fun, I've been playing with Dall-E for a few months. I decided to try and get some fun Omaha pictures. Dall-E just can't get Omaha right. It does OK with our inferior southern neighbor city, KC though. Omaha with a HSR platform. https://i.postimg.cc/68JQJH7G/DALL-E-2024-01-12-09-11-12-An-ph...

I have been going to Bagel Bin for years and still love it. We were oddly just talking about bagels, and the wife wanted good bagels. I'm of the opinion there is no such thing. Just tolerable, and bad bagels. Anyway... Bruggers or whatever came up, but we prefer local. We found out about Bagel Bin,...

We certainly felt the effects when we were looking. There seemed to be exactly three price brackets: ~500k, ~800k, and 2 million +. And that includes townhomes. Even then, the pickins were slim. A couple unfinished units at MTC, a few units sold before construction even started... Omaha really needs...

All this leaves me pretty conflicted.
Their design is like a 6/10 for what I want there. And I'm honestly not sure if what they have proposed so far is that much better than an empty lot that could be better split and utilized by multiple developers.

I just want to say the number of homicides probably isn't correlated with police presence or non-presence. It's an eb and flow. Some more fun on these notes: Omaha has a higher GDP per capita by a bit. If you used that for the metros, Omaha would need about 1.95 million in the metro to equal KC's GDP, or about 88% of the KC metros current population. Not bad. DSM is about 112% the size of Wichita, but has close to 140% the ...

State Troopers are about the only ones that will bother to pull you over for it. Just stay away from the I-80 Q street off ramp, they like to set up checkpoints there. I would give it some more time. Once the library and Crossroads are built, other lots will become hot commodities like Petco. You can still have the town square vibe. This will involve taking a few lanes away to give to transit. Taking a lane away to create a wide pedestrian island/boulevard down t...

Agree on both points. It feels like the city let Heritage do about whatever they want here. Heritage being city planners and all. I get a kick out of the people that take their front plate off and put it in the corner of the windshield, which stands out even more and still results in a citation for improper display. I’m never going to complain about the parking lots in downtown Omaha after seeing OKC’s downtown Salt Lake City's is worse. They have multiple super block surface parking lots. You are indeed correct it seems. Parking is 29% of SLC’s downtown vs 28% of OKC’s downtown. Omaha’s is 21%. https://parkin...
