Great news to hear....interesting that they didn't just wait until the CWS is over to start construction. But the sooner, the better.

I was thinking the same thing. Jeff Beals from Grow Omaha thought that may be they were looking for extra excitement having the ground breaking then.

I think I remember them sayig the hotel would start first but all of it would be u/c at the same time at some point in the process.

If that makes sense.

Using their earlier timeframes and adjusting for the later start, it appears the hotel may be open in time for the 2016 Swimming Trials.

So because this has been delayed for so long, I was curious if the designs/renderings have changed at all, or were they locked in when the developer was chosen?

Oh my god, finally!

Here I had a light hearted chuckle when Coyote mentioned the hotel being done prior to The International coming to town. Should have read this thread first haha! Sorry Coyote!

I guess I better get used to saying The Downtown Marriott instead of the Shamrock Hotel!

Downtown has seen an impressive continuation of development. With 13Jones, 15Jackson, and the Wire (kind of) wrapping up, this project along with the hotel on 24th and the Butternut site are underway. Maybe when this project is wrapping up we'll see the Civic and Lanoha sites start up. :)

Thats why I love working downtown. You get to see all the continued growth of the area on a daily basis. I think there is so much more potential, especially in the North Downtown and west downtown areas. There are still so many parking lots that could be removed for development.

If that happens I will never complain about the skyline again! Truly we are seeing development that verrrry few other cities are seeing and it makes me so happy that Omaha is finally being seen as a thriving DT.

Given the proximity to Creighton's campus and seeing the drawings of an urban village landscape, if this site does not include a grocer (a 15k sq. ft. Whole Foods.) I would have to wonder.

I have also wondered about this.

This picture posted of the offices:

is a similar concept to the original renderings but a bit simplified. Although I'm not sure how much stock should be put into that small rendering.

Here's the PDF that shows a lot of the renderings to compare: http://nebraskacenterchina.com/en/wp-co ... ersion.pdf" onclick="window.open(this.href);return false;

Quit posting that picture!!! It freaks me out that they're going to suburbanize the whole design of the place!!!

That's not suburban! If you want to see suburban, look no further than east of 10th street, across the lawn to Conagra. I want my Jobbers Canyon back!

I agree, the earlier renderings looked much better though.

Going to be interesting to see just how they handle the ground breaking/parking situation. That lot has been pretty full all week.

I wonder if they have the ceremony and then wait till Wed/Thu to start in ernest? If they do decide to close the lot there has been a TON of empty stalls in Lot D.

The Yard all the way to Mastercraft have had a lot of business.
Looked like Creighton's lots were active.

I kind of doubt they will do Mordor than a ceremonial ground breaking, but it would make news outside of Omaha...

With this development, the redevelopment of the civic auditorium property and the proposed Lanoha tower, it looks like Capital street will form the North boundary of downtown Omaha's living/entertainment/business district.

Construction begins at $205M development project at 10th & Capitol
The $205 million Capitol District project will include a 333-room, full-service Marriott hotel, 225 apartment units, 125,000 square feet of office space and a large central plaza that could host large outdoor events.

Mike Moylan, president of Shamrock Development, said he intends to have the hotel up and running for the 2016 U.S. Olympic Swim Trials.

The Omaha City Council has approved up to $35 million in tax-increment financing for the project. Moylan has said he may also seek approval of a special occupation tax for the development. He’s also interested in making the Capitol District Omaha’s first-ever entertainment district.

If the council approved that designation, people would be able to openly carry alcoholic beverages in the development’s open plaza space.

Moylan has not yet announced any retail or corporate tenants for the project.

Great news!  It seemed like this project was headed to the 'never built' forum, and then ground breaking came out of nowhere.  Hats off to Mike Moylan and Shamrock Development for making this ambitious project a reality.  They're making a very significant investment.

I agree this is great news, and I was too worried this was headed to the dreaded never built forum. Love the location of this, we really really need more density around Century Link Center. Only drawback was when I do pay for parking for UNO hockey this was my favorite lot.

Anybody know if they have plans to replace this parking? I know this lot was created when they lost parking for TD Ameritrade Park.

Lot D is for parking passes only. My pass is in lot "D" and I see them turn away a lot of people that way to Pay Cash to park there, some games its like they literally need a "U-Turn" lane. I am guessing some of the problem is that when I cover a team, I get a parking pass for ever day. If my team isn't there and I am not going, that spot goes un-unsed. So now when its down to 3 or 4 teams, there are a lot of parking passes that have "gone home".

Is lot "B" passes only? Lot "A" is closed and the employees are parking in the new part of lot "D". Where are the non parking pass people parking?
