I think the rooftop pool will be on the second floor.

The is an outdoor rooftop pool. It isn't on top of the hotel rooms though. It will be on top of the section jutting out on the SW corner of the structure. The 2nd or 3rd floor height wise. Across from the ballroom.

Regardless of where the pool is located, I'm convinced this will be a 14 story highrise, with 12 floors of habitable lodging..

I walked by earlier today to check it out in person and based on the crane height and where it is now with four floors, it doesn't look like it will be more than 12 floors.

Keep in mind the hotel floors are going to be much shorter than the first few floors where the lobby is located.

Does anyone know if they changed the design for the apartment building? From the pictures and webcam it looks like the building is in an L shape, but the only renderings I can find are the original renderings which do not have that L shape. Also, is there an elevator shaft that I am not seeing or is there not going to be one?

I believe the design changed when they changed the height from 12 to 10 stories for the apartment building.

After looking at the rendering more closely, I see where the pool is going to be. Thanks for pointing that out. I knew we couldn't get too luxurious in Omaha.

The web site for this development still prominently displays the HDR headquarters as being their next-door neighbor. One wonders why they don't update and correct it?

Probably because they would have to pay someone to remake the graphic and reapply it to the necessary visuals. They should just update it to "PARKING YOU CAN'T USE FROM HERE TILL THE END OF TIME!!!!!"

Ord. to approve the sublease of two air space lease agreements between the
City of Omaha and the Department of Roads of the State of Nebraska with
Capitol District Parking, LLC for certain premises located adjacent to the Capitol
District, specifically property northwest of 10th and Davenport Streets, commonly
known as “Lot E” and property between 8th and 10th Street, north of Capitol
Avenue, beginning June 1, 2017, or earlier upon proper notice by Capitol District
Parking, in the amount of approximately $15,167.00 and $2,880.00 per year
respectively; and to provide an effective date
So I get the Lot E portion if they were still planning on building structured parking beneath 480. Where I am scratching my head is the area mentioned between 8th and 10th N of Capitol. Are they leasing spaces in the existing garage or does it sound like they will be putting more parking where that upper entrance is?

It really is going up...isn't it?! I was downtown not too far back and took a swing by....

Am I looking at that latest plan right? Do I see HDR putting their headquarters right there?!?! If so, I could just hug HDR! Not only am I happy that they will be downtown, I am happy to see they will be part of all the fun of the new adjacent Capitol District!!

Or, is HDR's name stamped on that Capitol District map because of their original plan to be downtown, the one they backed out of? I'm confused. I looked at the HDR thread, and I don't see any talk or announcement of being downtown again, adjacent to that Capitol District. Thanks... :)
I can get pushed out because I'm "too much" for some. Then, an observer of me comes suddenly swooping in to "fill my shoes." People are always more accepting of the new one, because their feathers aren't truly ruffled by them. (Yawn) I can count on it every time.

I believe that is the is the original plan. Nobody knows where HDR is going to end up. Just like nobody knew who shot J.R. Ewing in 1980.

They now have work lights on the first floor of the hotel on at night. They have pulled out most of the shoring in the lobby area. They also started putting up steel on the east side that will be used to mount the exterior walls to the building... Along with moving forms up to the sixth floor level.

Crews are defiantly working with purpose and conviction on the hotel and apartment buildings!
