Friends-

Check out the construction cam if you can. They are really making progress on the Marriott..

Looks like they will be taking full advantage that starting tomorrow, Omaha is forecast to have 6 straight days with highs in the low to upper 60's (70 on Friday). For February- Perfect...

It looks great. Took a swing by it this morning. It's coming along nicely. Daly always does such a great job, imo. I say: Always keep that man/firm busy w/ a project in Omaha.
I can get pushed out because I'm "too much" for some. Then, an observer of me comes suddenly swooping in to "fill my shoes." People are always more accepting of the new one, because their feathers aren't truly ruffled by them. (Yawn) I can count on it every time.

Wow they really are hauling today. Currently installing glass on both the 8th and 9th floors at the same time.

Also noticed that another section of the parking garage went up yesterday and is now visible on the construction cam.

That's a pretty serious parking garage quite minimalist too.

I just checked the work zone cam. I excellent progress. They're using this great mid to late winter warmer weather to their advantage for sure...

Per the capitol district FB page, the terrazzo flooring is in the hotel lobby, and in the rooms, hardwood and shower tiling is progressing nicely. Some nice pics on there.

Anyone know if there are plans for any cool features in the common area/entertainment part like the outdoor ice rink in the Haymarket?

Yep! The ConAgra rink will be moving there, and I believe there's supposed to be a video board too.

That would be fantastic if it's permanent like Lincoln's!

The video board is... at last as permanent as anything. The ice is seasonal but basically a permanent installation. Not sure if you were referring to one or the other or both features.

The take down these 4 large video screes every fall, clean them, store them, and put them back up in the spring. Way bigger than that one in Lincoln.

Sounds very expensive you think the district or commons can afford it?

Lincoln's video board is used throughout the winter. When we went skating there in February it was on.

They take down the boards for skating but the ice maker is always there underground from my understanding.

Why exactly couldn't they clean it while it was up on the building?

And anyways, I'm not sure there was ever a plan for a video screen put in Capitol?

There is a rendering in the Capital District brochure that shows at least one planned video screen, it looks like a tall horizontal screen maybe a story tall.

I think a video screen is a must. You can show Husker games and the like.

Oh, I'll be darned, didn't ever notice that. I mean it makes total sense to do especially with events like the CWS, NCAA Tourney's and other large events that make Omaha home.

If there is going to be as much in the Capitol District as they say I wouldn't mind paying what they're asking. If not though, that seems a little steep...

Edit: Are they basically trying to make this place the premier space to live in DT?

2 bed, 2 bath, 1,390 sq ft, $2,445 - $2,480
2 bed, 2 bath, 1549-1552 sq ft, $2,790 - $2,945

Those prices really aren't much different than the Corvina, 1501 Jackson, Limelight, and other newer developments, and even the Brandeis, and I'd say the locations of those apartments are far less desirable.

The Canopy Lofts in Lincoln's Railyard run around $900 for a 1 bedroom and $650 - $750 per bed for the larger units. I think those prices sound very fair.

If it all plays out correctly and there is an abundance of entertainment at your doorstep then yeah, i'd say it sounds very fair. Just depends on how much of it actually comes to fruition.

Edit: Okay wow, I didn't realize how much the rates were at the Brandeis, the Capitol District doesn't seem so bad now.

Also the pricing isn't all that far out of line for what something that scale has to cost.

10 story prefab steel=/=5 floor stick built.

This is more anecdotal than backed by stats, but I know someone that lives in DT Memphis and and according to them rents there are cheaper than DTO pretty much across the board.
