Not yet, but my guess is with the layout of the project, it probably looks most impressive driving into Omaha on 480.

Yep. 12 stories. Gotta take a couple stories out because of CONAgra and HDR pulling out of downtown Omaha. Moylan did reference the office component would have underground parking. So, it sounds like office space is still in play.

Moylan mentioned a 75-unit apartment complex going up in the spring in place of where the temporary ConAgra ice rink will be this year. Is that going to be on the southeast corner of 10th and Capitol?

Yes, it will be the Capitol Place Apartments, being built by Rodrigo Lopez after the skating rink is pulled up in Febuary/March.
Lopez is the Chairman of Mortgage Bankers Association, Executive Chairman of NorthMarq Capital and Chairman of AmeriSphere Companies, Director of The University of Nebraska Foundation, and proud UNO Alum.

The underground work for the 505 stall Parking Garage is almost complete and we should see it rising soon.
10-12 LOIs have gone out for 18-20 restaurants and bars that will face the Plaza.
An Entertainment District Liquor License has been applied for.

Not sure if this is well-known information or not, but I am friends with Rodrigo's daughter. She told me that the Capital Place complex would likely be 6-7 stories tall, as there had been debate between a wood and steel structure. Overall, it would be great to get another 7 story structure in that area!

Yes, it's cheaper in general, but there are many other things to consider for mid-rise construction....

An "eight level" parking ramp, that's going to be a monstrosity.

I wonder how long before the site of the failed Company HQ tower is going to be developed.
It is going to take a deal between the Holland (OPA) and the City, including a City built parking garage taking up 1/4 to 1/2 of the block. The OPA owns that land. They aren't going to do anything with it because they know the city will eventually buy it from them and build a parking garage for the Holland to share in order to open up the rest of the block for development. If the city were to acquire the land and build a garage they could likely get a pretty big investment from a developer for half a block or more in such a great location and parking already provided.

Great news on this Capitol place development. I was figuring 5 stories with 1 story of steel and 4 floors of wood on top.If this truly goes 7 stories that will have quite the presence on this corner and will really be a nice addition to the Capitol district development.As for the parking lot that HDR was going to build on......i would assume this will sit as a surface parking lot for many, many years. OPA owns the majority of the lot so they'll never sell. It's always been an ugly lot but after seeing all these great pics of the Shamrock development going up right across the street, that lot now looks down right pathetic. A sincere thank u to OPA :hammer:

I saw the latest rendering for the apartment tower is up on the Capitol District's website. I don't believe it has been posted on here yet. This should allude to upcoming finishes...

Would it be hard for the ground level of some of these parking garages that surround the Capitol District to be turned into retail and restaurants. They seem like such a waste of high quality downtown space. Similar to where Roja and Parliament are dt. Restaurant on ground level and parking above. Tired of seeing wasted space!

The two office components will be "3 to 4" floors I'd say why bother but I guess they want that retail.
