Apparently this rendering has been around for a while. I doubt it ever happens, but just one I had never seen before. It would be an awesome project in North Downtown.

This building was being gutted today. A couple pull away dumpsters being filled and there was a construction trailer on site. Anyone know what's up here?

This isn't a great thread title anymore it seems. This building has a request to change the zoning to CBD, the request is by NuStyle so that is very promising.

"The Rochester" $10.6 million for 75 units. Supposed to to more affordable than NuStyle's other recent projects. Rents starting at $650.

NuStyle has been Section 8 proofing their properties with high rent. What will they do to protect this one from either falling into the clutches of Creighton trust fund babies or Section 8 people? In other words, once it's built, will they maintain it?

Conversion of north downtown warehouse aims for industrial, raw, affordable apartments
Also mention of the powerplant property along the riverfront:alled the Rochester, a nod to a former tenant’s name still emblazoned on the structure at 1015 N. 14th St., the 75-unit complex is the latest conversion project of NuStyle Development Corp., which has brought numerous other apartments to downtown and midtown.
Technically, the 74,443-square-foot Rochester is a cluster of buildings and additions, the first of which predates 1920, in the Nicholas Street Historic District, said Todd Heistand, who owns Woodbine, Iowa-based NuStyle with his wife, Mary.
The timing also was right, he said, because NuStyle’s $30 million conversion of Omaha’s old riverfront power station was stretching out because of unanticipated permits. His crews had time to focus on another project.

Yeah it is. The building is open all the way through and there have been dumpsters pulled away from that side of the building the past few weeks.

14th Street is going to be opened up to Nicholas along with parking on both sides of the street extension.

Really impressive.The Rochester: NuStyle Development renovated a warehouse that once stored hay to house 75 units of one-, two- and three-bedroom apartments. The $10.6 million project opened June 1 at 1015 N. 14th St., said developer Todd Heistand. As of early this week, 47 units had been leased.

This building turned out really cool on the inside. Move in was this weekend and it appeared as though almost everyone was in their 20s, so I think they hit the demographic they were looking for.
