In most big cities land is much too valuable to be taken up by surface parking lots. So this theater has been there since what, the 1920's, and now they need to tear down a neighboring building to gain another 15-20 parking stalls? The planning department should put their foot down and require a higher density mixed use development at this location....parking garage behind the theater with retail/residential fronting the streets, or leave it as is. The things that make cities vibrant continue to be wiped-out for convenient parking. What makes old Dundee CBD great is the mixture of higher density residential right next to or on top of retail/commercial.

I was thinking the same but do not know if this would work in a 125x150 parcel. Can they build a three story garage north of these buildings, with retail fronting 50th street?

The other problem with putting a parking garage there is the very awkward building to the east of the existing parking lot. The entrances to those businesses face west in to the parking lot. If anything the best place a garage fits is that north east parking lot with the single house on it.

I'm not sure what the exact dimension of this example are, but it might be possible to take this same type of approach, only scaled-down quite a bit....

This is probably more like a whole 300' x 300' block, but some aspects could be scaled-down or eliminated. Parking stalls are typically 9'x20' with 24' wide two-way drive isles. shallower angled stalls and narrower one-way drive isles allow dimensions to be decreased somewhat.

Something like that would be great but the only way it's possible is a teardown of the awkward sideways building in the middle of their collection of properties. The area is already made somewhat awkward by its proximity to Dodge st and frequent 40+mph cars passing within 3 feet of the front entrance to the theater, this building makes the whole situation unmanageable due to its awkward orientation.

I highlighted it in blue and added all of the business entrances I could think of to the assessor image posted last page:

But I'd bet the overwhelming majority of Omahans don't want to be a big city. Some do, but outside of forums such as these, you'd be hard pressed to find a large contingent that want something more resembling Chicago. We love us some strip malls, easy parking, suburbs, and 15 minute drives to anywhere. Most in this city complain about how long of a drive it is from Millard to downtown.

That's why many Omahans live here and not in actual big cities.

Just because Omaha isn't a big city doesn't mean it can't have good urban design..

Talkin' about the new bank and apartments. If you go to Dundee when the CHI clinic is still open, it is tough to find parking.

Car culture strikes again. While having "a safer and more accessible entrance will be introduced on the north side of the building" (KETV article) is great, it's a shame the design puts the entrance to the rear of the building. As a car-less person in this city, it's hard enough with narrow sidewalks next to busy roads, but then to remove an entrance from the front of the building altogether is simply astounding. Hopefully people can enter the restaurant to access the theater.

I'm not too thrilled about that either, but I can't think of a really viable alternative. Maybe a railing, but that makes the sidewalk even narrower. You really don't want a lot of pedestrians in a tight space along Dodge but you can't really narrow Dodge or move the theater farther from the street.

I think having the entrance in the back is fine. This is the entrance most people have used for years anyway. And, Dodge St. has been that close to the theater for decades. This is not a new situation. It is a hazard. I remember patrons spilling out after the show and congregating on the sidewalk when they'd have their late night Rockey Horror Picture Show midnight movies as cars whizzed past. Keep in mind, some of those patrons were inebriated. They are lucky that there was never an accident. This is a liability issue, IMO. If they don't create a safe environment and someone gets hurt or killed, they may have issues. To me, this is a no brainer.

Overall, I see this as a well thought out design and the best possible use for this historic Omaha asset...but, as with anything, there have to be compromises in the process like the apartment complex. We can't preserve everything and obstruct projects like these or we will lose true community assets like the Dundee Theater in the process.

Dundee Theater project designer, Jenny Zimmer of Alley Poyner Macchietto Architects, describes the theater's new "grand entry sequence" after shifting the cramped south entrance to the north side of the property.
