This is very exciting news! I hope the design keeps its edginess and doesn't become watered down too much. Great news for a young architecture firm looking to make it's mark.
$100 mil. doesn't seem like enough for 25 stories, unless it has a small footprint for the tower, or doesn't include tenant finishes.
Hopefully there is enough pent-up demand for this to really happen!

Ok, so I plugged in all of this information into a height calculator, and it estimated this building would be between 330 and 358 feet tall. Based on the rendering, though, it looks more around low 400's.

This would almost certainly become the 3 tallest in the city if they go the entire 25 floors. Â It does sound like there is still a lot of work to do on this project, but I doubt they would come out and show renderings on a site with a bad history if they weren't pretty confident. Â Lots to like about tis project and this location, Capitol Ave is quickly becoming the place to be downtown.

The Shamrock project should stretch over 2 years. Â Assuming it starts on the first that would get us into 2016 for both projects to be going at the same time. Great to hear they plans so far. Â It is going to be great to see both projects filling in the capitol ave area. It is amazing to think of all the growth downtown has seen in the past 10-15 years (First National, UP, Centurylink Center, hotels, Creighton campus growth). Â It is taking time, but that is the style of Omaha, slow and steady growth. Â I am really excited!!!

Does a developer make an announcement like this because they already have a tenant or to try and get a tenant? Â I assume to even announce and go through the hurdles involved has to cost some serious coin, not to mention what this does to a developer's reputation. Just seams like a huge investment to be throwing out there with no major tenant on board.

I just hopes this proves how cool a true "Mixed Use" building could be. Â Ground Level Retail, several floors of parking, then 10+ floors off office followed by 5+ floors of condos. Â Lots of potential.

Look I hope more than anything this actually happens, I just have my doubts. Â
Is there really a demand for high end office space? Â Especially for that kind of square footage?
I think it's going to be really difficult to find retailers capable of paying the rent necessary to make the numbers work.
I DO think there is a starving demand for some very nice condos w/ a concierge type service.
That would be one LARGE building to go 25 stories in the air on a lot that covers an entire square block.
I actually was thinking a very high end/boutique style hotel on that lot would be spectacular given its location and the fact that we have 0 high end hotels in downtown Omaha.
