Interesting seeing the concrete going up on the south side, wonder if it will have two floors of parking then?

Wow! one affordable unit! Thanks for going out of your way Urban Village! You do soooooo much for the city!... the new construction of 178 unit, 4 story structure of wood frame construction over a one-and-a-half story concrete podium, and about 6,173 sf of commercial space. The concrete podium will contain all structured parking, the clubhouse/leasing office, and the commercial/retail space. ... One of the units will be considered "affordable housing" ... The remaining 177 units will be market rate. The average apartment unit size will be 687 square feet.
Later on page 28: 171 parking stalls + 44 street parking spots.

Re: Midtown Triangle Apartments
I drove by here yesterday and was really impressed with how quick this is moving.
I am still a little sad it stopped at 4 stories though.

Seriously. One affordable unit? Why even bother at that point. There are some ridiculous developments in Chicago that do the same thing to get around the city's affordability requirements.nebraska wrote:From the pdf, page 9: http://cityclerk.cityofomaha.org/images ... sc/689.pdfiamjacobm wrote:Maybe keeping it more open for the retail?Brad wrote:Interesting seeing the concrete going up on the south side, wonder if it will have two floors of parking then?Wow! one affordable unit! That looks pretty good!

Driving next to these the scale is really impressive, quite a change from the previous land use.

Thanks for the update. Really changes the feel of the area. I imagine the building across the street isn't long for this world with this increased investment.
Re: Midtown Triangle Apartments
Some rezoning stuff for the properties south of this project. Might need to start a new thread, but wanted to dig some more.
Re: Midtown Triangle Apartments
Some glowing reviews from the OWH for the bakery in the commercial space here. Anyone been to Fairne+Four yet?

If you haven't seen this development recently:
Drive down Leavenworth from UNMC. It has drastically improved the feel of density down there.

I´ve been twice. Great quality, but not affordable. The bread is $8 and a croissant $4. They do not have slicer for the bread. The bread reminds me of the bakery in my grandparents´ hometown: you can tell is artisan and not industrial.

Re: Midtown Triangle Apartments
It is cool how they used & took advantage of that triangular configuration of roads in that area, and came up with that great urban residential design. This is "blue ribbon" or "gold star" stuff for Omaha, imo.
I can get pushed out because I'm "too much" for some. Then, an observer of me comes suddenly swooping in to "fill my shoes." People are always more accepting of the new one, because their feathers aren't truly ruffled by them. (Yawn) I can count on it every time.
Re: Midtown Triangle Apartments
Took a difficult lot and made it a memorable and imposing structure on the streetscape. Totally agree.RockHarbor wrote: ↑Tue Apr 17, 2018 11:01 pm It is cool how they used & took advantage of that triangular configuration of roads in that area, and came up with that great urban residential design. Re: Midtown Triangle Apartments
It seems we are all happy (and even ecstatic) about it. That's why good, proper design for a local project is soooooooo important. It adds to a city, and makes most local citizens pleased. The wrong design, or bad design, does the opposite. And, most things are there to stay....Louie wrote: ↑Wed Apr 18, 2018 8:47 amTook a difficult lot and made it a memorable and imposing structure on the streetscape. Yes, that area feels really neat now. I like how the "triangle" aspect is emphasized with the design, and even in the name. Omaha doesn't have many areas with a triangular crisscrossing of roads.

Re: Midtown Triangle Apartments
If you are still curious I learned why this was the case. One of the sites consolidated here was owned by the city and was designated for a LIHTC project. One never came to fruition and the city asked that one affordable unit be included in this project in exchange for the property.Garrett wrote: ↑Mon Aug 15, 2016 10:35 amSeriously. Re: Midtown Triangle Apartments
Great development for that part of town. The complex shows up nicely from Leavenworth when traveling towards it from the west. This is what it’s all about. Improving Omaha’s aesthetics and tightening up neighborhoods with density.
Re: Midtown Triangle Apartments
The building fronting leavenworth has a build out of some sort going into its open bays. Doesn't appear to be restaurant/retail...
Also, the building across leavenworth has been torn down.

Re: Midtown Triangle Apartments
It is my understanding that the commercial space west of Farine + Four is being built out as small office/co-working space. I imagine that UV will move a portion of its operations to that space.
Apartment developers are the worst.
