Aksarben Village is already a traffic nightmare. This week they are ripping out the landscaping and set asides to accommodate widening of the streets. How long I wonder until it looks like 50th & Dodge where you step out the door of a business and are run over by a car? It is a shame that better planning could not have been established to preserve the the green space. It became apparent at the start that the streets could not handle the volume yet they were allowed to continually expand. A larger set back for this project from the street could have been established early on. When the sports center opens up next door things will only become worse. Then again I might just be testy after being cut off by the cars that run up to the construction barriers for the past three years and cut you off in rush hour.

Used to live right on 50th and and Dodge and never got run over or saw anybody ever get close to being run over. I think the setbacks and streetscape within AV are well-suited to the development. "Green space" that just consists of long setbacks is generally just wasted. It's wide sidewalks, well-placed crosswalks, traffic-calming features, and signals/signage that make a real difference.

Received news that the developer is currently working with 4 tenants on possible leases on the first floor of the Pacific Life building. No names or other info yet until leases are signed.

The plan is to move some of the departments in phases. I work in the Life division and we are expecting to move around the middle of October. Plans are tentative at this time though and could change. We haven't been given an actual date yet.

I am in phase four and am scheduled to pack thing up on Nov. 13. Phase 5 moves last on Nov. 20. At least that is the plan for now. As far as divisions go, there are three represented in Omaha: Life, Retirement Solutions and Corporate.
My old signature got too old. So old it was getting almost as old me as me. Yeah, it was up there in years.

I'm undecided on how I feel about this place... It looks better than the renderings showed, but there's a certain je ne sais quoi about it that just doesn't jive with me. I think it's just how HBA's work sits with me in general. Some of their stuff looks great (Sterling Ridge and MTC, C&A), and others are just ... meh (HomeAgain, Aerotek, this place).

Visually the design is pretty plain, but that will fade into memory as A/V fills as long as the construction was quality and they maintain the property. When something notable gets put on the large grass lot the sheer density of the area will overshadow any weaknesses in single buildings IMO.
Functionally it is a really nice building. The retail bays are tall with lots of windows which is proof that retail was a major part of the project not just a token afterthought. In all this adds 300 employees and 880 parking stalls to one of the key parts of the metro area. I doesn't feel a little different in Stinson though, this building has a real presence.

I think it fits the Aksarben theme very well. By the way was there an indoor stadium where Aksarben Village is now? It says Britney Spears had a concert in the Aksarben Stadium in 1999.

Pac Life has a patio on the SW corner its 5th floor, I am presuming their Executive Suite,
BCBS has a patio in the SW corner of its 4th floor, just outside the Board Room in the Executive Suite,
