I noticed today that the empty lot in the northeast corner of Farnam and 24th, opposite to The Junction, has been fenced. Anyone knows what is going there?

Jeff Beals just called and asked me about it too. Someone called in to Grow Omaha this morning and they had not heard about it so he drove down there when he left KFAB. He said its a decent sized area that is fenced off.

This area really needs a Spark to jump start it. There are several small projects already started and a larger anchor project is only going to help. I hope its an decent sized project with an appropriate design for the area.

The owners of that land have their mailing address in North Downtown.

Arch Icon's renovation of several buildings on Howard should be a huge benefit for the neighborhood.

If you look at the other lots on the assessor site, they all have a new owner. I can pull it up when I am back on a real computer.

I can't remember if the city lot changed owners yet or not.

$17M hotel proposed for downtown Omaha

The city is going to sell this last lot to Kirti Trivedi for $235k under the provision that a Hotel would be built in two years time, for a Hotel Joslyn (final name to be determined) "a new, modern and boutique, five story hotel, with 132 LARGE (emphasis not mine) hotel rooms, meeting space, covered parking, and ample retail space, all wrapped up in a boutique building.

It will be affiliated with the IHG franchise, designed by Alley Poyner Machietto, including a restaurant, and high end salon and spa, 100 parking spaces, some under an over sized Porte Cache."

InterContinental Hotel Groups (IHG) in Omaha/Council Bluffs:

Holiday Inn (14th & Cuming) owned by Kirti Trivedi, Candlewood Suites(2), Holiday Inn Express and Suites(7), Holiday Inn Hotels and Suites, Staybridge Suites.

So I imagine this Hotel Omaha/Joslyn will be a Holiday Inn, with hopefully a restaurant better than Union Pizzeria. Considered a boutique... But Trivedi said the North DT Holiday Inn was going to be 'edgy'.

I'm a bit confused by this part:
The property is fenced off for now, but there are plans to expand, including adding covered parking and widening streets.
What streets are they talking about?

I have a question...and I'm not looking for opinions or what someone "thinks". So if those out there with true "data" or know the market place, here it is. How many hotels or, broken down further, rooms is the area East of 72nd and North of say the interstate able to support or are needed? Or ALL of Omaha? In my area by UNO, we will soon have the 3 in AV, 2 by TNMC, 1 in crossroads and the one on the West side of 72nd street across from St Mary's. I can't even begin to count the ones East of 30th street down to the river. Are other cities seeing a huge increase in the # of hotel/rooms being built? This new hotel is a great project for the area. But I'm lost as to how many hotels can be supported in the area. I know someone in the industry see's a need (meaning money to be made) otherwise they wouldnt be building all of them. I hope someone can give me some insight to this.

There was a lull in hotel construction during the Great Recession. This is part of the response to the pent up demand that built up between 2008-2012. It forces older properties to refurbish, or close. Ultimately convention goers and travelers in general are all the winners.

The expansion in the number of hotel rooms in Omaha will ultimately increase the supply of hotel rooms, leading to a decline in the average cost of a hotel room in Omaha. I believe we are witnessing the birth of a major city!!

...or alternatively, we're seeing a bubble caused by low interest rates.

The good news, is that I think we're seeing a critical mass of development now from Downtown to Midtown, and I can't imagine the area reverting back to its 1970s form.

So what are the odds this has a better parking plan than the existing hotels in North Downtown? I went by today and didn't realize just how big the fenced in area is. I have a feeling we will see a surface lot fronting Farnam east of the hotel...

Also like I had feared...
5-story, 132 room, boutique style hotel with meeting space, retail space along 24th Street, some covered parking and some surface parking along Farnam Street

I've always been saying this area has huge potential. Hopefully this lot isn't eaten up too much by parking. If it has good street presence and presents a pedestrian-scale walkable surrounding, it's really going to prime this area for more development.

Developer expects new hotel to change dynamic of downtown Omaha neighborhood

I would hardly agree that the Holiday Inn in North Downtown has sparked any development around it...

Putting the parking issue, which I still think is going to be a big mistake by the city, to the side this is looking like a very solid piece to the urban fabric between Downtown and Midtown. Should have a nice presence on the corner and they are being very ambitious with the six retail bays. If those fill up it will do wonders for the street activity in the area.

Looks like an updated rendering in that article too.. looks way better imo! :banana: .. I think this location is a lot different than the hotel in NDT where it is still located on an island. This is in the core so it should do more to influence more development around it. I do like the renovation wave going on because it lowers the end cost offered to the consumer not being a new build. But lets be real here.. we've been riding a wave of new development and I think we're getting close to where we have to let the new development absorb into the market.
