Not sure I totally agree that the market will have to slow down for us to catch up. In theory all these new projects will just make urban Omaha that much more attractive to people. Plus is always seems like each new apartment project downtown is over 50% leased before the doors even open. I think it will be really hard to over build rentals downtown, hotels on the other hand seem to be going crazy right now. I've been driving past this project for a while, but hadn't seen a final rendering. I really like it! Ever since moving here, I've thought that stretch has been one of the most under-utilized parts of the city, and it's great to finally see it start getting filled in.

Does anyone know why so many new construction in DTO are less than 10 stores tall? At what height threshold causes a building to become exceedingly expensive? It was discussed in another thread at another time, but usually at anything higher than five stories needs to be constructed using steel and reinforced concrete, which dramatically increases cost. For most living apartments and condos, steel and concrete aren't really necessary and you can get by fine with wood framing. Add in a large amount of open land to develop(there is a reason Hyatt Place had to build up) and not being a city that can't exactly charge luxury prices for highrise square footage like other cities can. Not enough spec office demand to go tall and not enough demand for $2000+ rentals to go highrise apartments and not enough condo demand to go up.
Our best shot is getting another company to move downtown(HDR...).
For right now the more ~5 floor infill we can get the better, that will eat up the easily developable land and when the land gets more expensive they will have to build larger buildings to get a return.

Heck there are going to be about 300 apartment units u/c once Highline 2.0 and Hupmobile starts. We are really making a good moves towards haveing more or less continuous built urban fabric from 10th all the way to Saddle Creek along the Dodge/Farnam/Harney corridors.

I recently moved into Westbrook Tower, and am currently surrounded by construction on this and Highline 2.0 across the street. Anyways, here are some pics from today. Things have finally started to ramp up here. They even brought in a small crane to begin lifting steel.

I was noticing tonight, all the precast, they must have some sort of parking structure included in the building? If not, this building is going to different than all the other hotels they have thrown up lately.

In some parts of the country, precast is popular for multistory residential construction (especially college dorms). I can't see any ramps in the picture from what's been put up yet, but some of the occupied floors could be build with precast.
