10th and Harney Revelopment

Initial layouts for a 4-5 story mixed use (mainly residential) condo building is in the works for the corner of 10th and Harney. Now just a parking lot, it would be great to see development on this site.

Lockwood Development is looking into it. I don't know a ton of specifics. Looking at mixed-use residential..but it's just at the initial site layout stage right now. There would then be underground parking associated with it. Hopefully more will surface will come to be in the upcoming months!

About ten years ago a 19 story mixed use (hotel and apartments) building was announced. Obviously it was never built. The property is just ripe for some sort of major development. I hope it comes soon. Parking lots are just ugly.

Here is a newly proposed project in Dallas with a design that would really compliment the red brick of the Old Market. Such a prime site to do something amazing.

That would be awesome! I think developing this block will also help connect the old market with the capitol district.

What would that mean for the art gallery there? A temporary relocation with a new gallery on the ground floor would be nice there.

I would ecstatic if this got developed, this has been one of the biggest eyesores in the area.

That Art Gallery is on the south side of 10th and Harney not the north.

Just saw the rendering on another site and the design jumped out as one that would fit in with the existing stock while modernizing the area. Nothing more or less than an interesting thought.

The owners of this lot better get their act together and try and get this developed before any of the ConAgra parcels potentially come up for re-development. There's several quotes from area developers saying how prime the ConAgra real estate is -- well this has gotta be even more prime.

I can't believe this has stayed as a surface lot for so long.

Alternatively, there could be a really cool 4-corners development here as part of a restored 9th St. 10th and Harney could be a new retail hub in the Old Market. It's possible this will work out even better for the owner of this lot.

The first step in any development is a motivated owner. If Hammons isn't losing money on the property they might not be that interested in selling.

I understand the concept of letting private owners do whatever they want with their own land, but when it's land within your downtown core, there's gotta be a way to make it not so profitable to let an owner sit on a surface lot for decades.

In a country where eminent domain is used, I find it hard to believe nothing could be done to push certain surface lots toward development.

Yeah this is one of those threads that's just a pain in the ašs with people posting šhit from far away cities while nothing has transpired with this lot. Yes we all have fantasies of projects like that happening here just like the next forumer.

The middle, taller, portion of that would have been a fair expectation of the HDR site.

The Regent is currently in pre-development and is envisioned as a 19-story tower, consisting of 15 floors of residential units atop a 4-level parking structure which houses ground floor retail. The residential portion of the Regent includes 9 stories of luxury apartments along with 6 stories of luxury condominiums on the upper 6 levels. A large outdoor patio and pool occupy the roof of the parking structure 4 stories above street level.

That would be so amazing and perfect there! But it seems so early in planning, I doubt it will be.

This would be a nice change of pace from all the 4-5 story buildings being built. If this moves forward it could be the most exciting project downtown since the UP headquarters in my opinion.

That's one beautiful building. Would love to see that come to fruition. Love the brown brick down at street level that will probably blend in well to the structures around, and then a bright modern-ish look at the tower that will be sure to catch eyes.

Seriously, I hope it happens. Lincoln, Des Moines, Kansas City all either already have or will have high rise residential.

I like the highrise look and building design and it seems to be a perfect fit for the location..

Let’s stay hopeful and keep our fingers crossed this proposal comes to fruition...
