This collection of buildings is really run down, always super tall grass and there was a huge trash container sitting in the middle of the property assumedly for the tenants to throw their trash in instead of a dumpster that got emptied weekly. Would really help the neighborhood to see this property fixed up.

It is mentioned in the planning agenda for TIF.

"The Port" sounds an awful like something Urban Village would call one of their projects. One thing I think about though is if they would tear the buildings down and start over? That layout really isn't very good for adding things like parking, plus those units can't be very big.

Wouldn't that be a new area for UV? But if so, could they now be looking into UNMC units. Right next to a Day Care, Walgreens, and the Saddle Creek area. They could make a killing making nice housing for UNMC personnel.

They built two buildings on 41st just off Davenport. The Flats On Forty-One.

They also have a couple buildings around the 33rd and California area.

I knew about the ones near California Taco, but not the Flats on Forty-One. I'll have to drive by those and have a look.

As far as I know that has been their only new build project to date, I think everything else has been rehab.

Wow, I can't believe these are with saving.

Flats on 41 replaced an asphalt surface parking lot.

The units kind of have a "public housing" look. Probably better to start from scratch on this one, and I'm usually one of the first to say "save it."
He said "They are some big, ugly red brick buildings"
...and then they were gone.

I agree, GetUrban. If they're saved, great, but if they were replaced with some nice brick townhomes, that would be wonderful.

The layout here is just an awful use of space. By the wording in the agenda it sounds like the buildings are staying, but something could be designed to use the land much more efficiently.

I believe it now will be called 43 Flats, a $325k rehab project.

TIF request says "The Port" and is asking for $180K. Units will go from 17 to 14.

If the schedule is more generous for this project, the contractor/developer may be using it for filler work and focusing on other projects with tighter schedules.

Very rarely. I am just glad they keep the thing mowed. I don't think I have ever seen a "crew" working. Always just seems like 2-3 guys.

Thanks for the update. It would make sense to limit the access to the courtyard to better control the property. It would also eliminate the expense of adding and maintaining a balcony on the street sides as well. They will need to maintain proper egress for each unit so perhaps they are reducing the # of units and making them larger?
