Construction fence is up on the south side and they are working on installing it on the east side today. We were told that they were starting with demo on the north side next week using a large crane, but no signs of a crane yet. Just three excavators and couple skidloaders so far.

At least it appears we have a schedule/timetable for the Demo completion.. It's been a long time coming..
This location should yield a significant, signature development (potentially a highrise) for downtown.. Keeping my fingers crossed...

I'm pretty sure this ones happening although since we are west of the mighty Mo it'll probably be cut in half with the other half going downtown DSM.

There seems to be a lot of negativity as to whether any project will eventually be built here. Don't forget that one of the partners of this project is NuStyle Development. I have never known Todd to commit to a project and then walk away from it. How what gets constructed there resembles the original proposal remains to be seen. I would bet the 16 story office building does not happen, as there is simply not the demand for that kind of space downtown. But look at the original proposal for the Capitol District compared to what is actually being constructed. The hotel lost a few floors as has the apartment building. The underground parking is gone, and what was to be a second apartment building along I-480 is now an above ground parking garage. And I haven't seen one sign of any construction of the two smaller buildings fronting Capitol Ave. There will be construction on the Civic site. It just remains to be seen what kind of development occurs there in 2017 - 2020.

Oh, and there has been a tiny bit of demo here. There was a smoke stack on the back of the building. It was knocked over a few weeks ago, and hauled away.

Regarding the two smaller buildings on Capitol, I guess I figured they wouldn't start messing with those until the hotel/apartment building were nearing completion.

Sounds logical, until you think about what kind of company would actually want to rent the type of space the vacated ConAgra buildings contain. There just aren't that many companies looking for that type of space any longer.....which is executive suite-style floor to ceiling individual offices comprising most of the building. Most companies are now looking for more open-office collaborative space. Extensive remodeling, if not a major gut-job would be required in most cases. It would be less hassle for a company to move into new space already configured for open plan office space. Pretty sure that mist machine is for asbestos. Could be a slow demo if they have to worry about that the whole time.

Its not usually followed very strictly, but technically any dust leaving your property is considered pollution, even if its "clean" dirt. The stuff they have taken down so far has been pulverized, becoming an operating surface for their excavators. Not sure if they will be more careful as they continue. I know HDR is involved with planning a new high-rise, mixed-use tower as of recently, so I wonder if this is the intended site?

I wouldn't hold my breath on any of these proposals/planned projects. Until I see earth move and ultimately a tower crane (or 2) in the air, I just note the "proposal" in my mind, hope it comes to fruition, and move along with zero expectation that it actually will become reality...
