There had better be some nice amenities inside.
I'm really trying hard to look for some redeeming qualities here, but really, this place looks very cheap. Not pleased with it at all.

When fortune smiles on something as violent and ugly as revenge, it seems proof like no other that not only does God exist, you're doing his will.

Re: The Conrad (36th & Leavenworth)
It does leave a lot to be desired. Like mentioned above...I hope they have some really nice amenities and hopefully the building materials are of high quality, but just from looking at the rendering, they don't appear to be.
Re: The Conrad (36th & Leavenworth)
It does look very generic and boring. Wish they would have made it look like Traver's Row or some other type of row-house design, or something more urban, like 1501 Jackson.
He said "They are some big, ugly red brick buildings"
...and then they were gone.
...and then they were gone.

Looks like most of the apartments that have been built in that neighborhood over the past 50 years; cheap and bland.

Framing going up.
Re: The Conrad (36th & Leavenworth)
Frame of the building is practically all up. Pretty big structure from Leavenworth.
Re: The Conrad (36th & Leavenworth)
This thing is way bigger than I expected, but even so it is moving very slowly.

Re: The Conrad (36th & Leavenworth)
Just realized that there haven't been any photo updates on this project since December.
Re: The Conrad (36th & Leavenworth)
Funny, every time I drive by I tell myself that I need to shoot a few photos. I know I have taken some since December but I must have forgot to post them...skinzfan23 wrote:Just realized that there haven't been any photo updates on this project since December.
It's one of those projects I haven't fully wrapped my head around yet. Usually once I get a project all figured out, I will shoot more update photos because it almost becomes "automatic". I know when the best time, where to park, where to walk to, etc. May be this weekend I will try to walk the neighborhood and scout out some good locations to shoot from.

I looked at that this morning but decided to wait until it was in good light this afternoon.nebraska wrote: This is the backside...
I really don't care for this building at all, so far I think its ugly and doesn't fit the neighborhood.

Re: The Conrad (36th & Leavenworth)
Thanks for posting...those have quite the presence behind the gas station.
Re: The Conrad (36th & Leavenworth)
Just too bad they didn't knock down that gas station and bring that closer to Leavenworth. I drove around it last week and it did get better looking when brick was added.skinzfan23 wrote:those have quite the presence behind the gas station.

They'll have a very scenic view of the transients and sex workers down on Leavenworth.

It is surprisingly huge when you drive around the neighborhood, but I don't mind the looks of it. It's tucked away enough so that it doesn't dominate Leavenworth St.

Unfortunately the story states that they are only at 40% occupancy so far. I am surprised. You would think being so close to the Med Center it would be full or nearly full.

I dunno. It has some cool features but it looks like it was designed and built in the cheapest way possible.skinzfan23 wrote:Unfortunately the story states that they are only at 40% occupancy so far. I am surprised. You would think being so close to the Med Center it would be full or nearly full.

Exactly what I was thinking when I saw those pictures. It’s looks alright right now but they used cheap materials that will look dated and dumpy in a few years.TitosBuritoBarn wrote:I dunno. Re: The Conrad (36th & Leavenworth)
I second all of the comments about the building being constructed and designed poorly. It would fit in much better way out west which is not what people living in Midtown are usually looking for. In addition, check out the rest prices. Much higher than other rents in the area, even in other new buildings. No wonder they are struggling with occupancy.
Re: The Conrad (36th & Leavenworth)
As an UNMC employee, this building wasn't even on my list of places to check out. I lived in Blackstone, but ended up moving downtown.skinzfan23 wrote:Unfortunately the story states that they are only at 40% occupancy so far. I am surprised. Proximity alone is not a selling feature, and you can make a cute little courtyard. But at the end of the day my choice always comes down to quality per dollar. The higher the rent, the nicer I expect everything to be.
