The Conrad (36th & Leavenworth)
Anyone know what is going on with the houses to the north of the Kwik Shop on 36th? The siding is torn off and it looks like a couple have been gutted. I see that a company called "Invest Omaha I" owns almost the entire block. The Assessors website has a Lincoln address for the company.

Interesting. I just checked the first house and it was purchased by Invest Omaha this June. Looking up their Lincoln address I came across 9 different property llcs the first being Commercial Investment Properties Co. A big fence is up around the entire block and Councilman Jerram believes they intend to demo all of the houses and apartment buildings.

Made some phone calls - it seems the Lincoln company Commercial Property Investments plans to build a 60 unit apartment building on that block.

That's too bad. Those could've been some nice homes. Hopefully the apartment building fits into the neighborhood well. A row of town homes would be appreciated!

I didn't realize how many homes were included. Looks like there are some nice homes that are scheduled for demolition.

From what I understand, it is to be a U shaped building with underground parking. I think Spaces on Park Avenue is also about 140 units.

I noticed yesterday that the house directly behind Kwik shop is already stripped of siding and a lot of other stuff.

All of the houses on that lot have been torn down and it has been cleaned up. I didn't realize how big of an area that is!

This project is the final design phase. U shaped building. Office on Leavenworth with courtyard and apartments behind. Courtyard to include a pool. The developer has been meeting regularly with the Blackstone Neighborhood Association and, from what I understand, the Blackstone is satisfied with how the evolving design will fit in with the neighborhood.

Went to a neighborhood meeting last night where this project design was being presented by CIP. The building will consist of two levels of parking under three levels of apartments. Apartments will range from studios to two bedrooms. The design of the building has changed to accommodate approximately 175 parking stalls. The lot that is directly on Leavenworth will not be used in the design and will be left vacant for now. CIP is continuing efforts to buy the Kwik Shop to the east of this property and the red brick building to the west. The apartment structure will be square with a courtyard in the middle. The presenters specifically said that they are not targeting "hipsters", but 30 - 45 year old professionals. The conceptual image of the building that they presented was just kind of "meh". The building will be called the Conrad, so I suppose the title of this thread could be changed.

I hate it when they think they're really that good at identifying their target market. That's a recipe for blandness, if there ever was one. There is definitely plenty of dissapointing multi-unit construction in the area. It's pretty sad to see a cheap, boxy brick slip-in next to a regal Gold Coast mansion. Sadder still, I think, is that it's not just an Omaha thing. Cities all over the country are seeing cheap, Celebrity Home-esque apartment buildings built in urban areas as part of the trend of people coming back to the city. It's better than having vacant lots and surface lots, but they bring a lot of the dullness that has given suburbia a bad rap.

That's not surprising when you realize that many of the developers moving into urban markets came from doing suburban greenfield projects, but shifted their focus with the market. Some have done well at learning a new environment and construction (UV, for example), but others just seem to tweak their typical styles to meet urban zoning (decrease setbacks, shove parking underground, and done).TitosBuritoBarn wrote:Sadder still, I think, is that it's not just an Omaha thing.
