National Indemnity Building (3024 Harney)

Figured I would start a thread for this building. I think it is a nice building that could be put to good use with a little sprucing up. With that being said I wouldn't be shocked at all if it gets torn down for Mutual's benefit. Remember that National Indemnity has already moved a lot of employees downtown.

If I had any say, I'd vote to save it! It's a good example of mid-20th century modern architecture. I know this aesthetic doesn't have a real strong following, but some of the same design ideas are once again appearing in new building designs. Take the 158th & West Dodge project as an example...

I was told that Nat'l Indemnity is also coming down and that Mutual is building an 8-story office tower there. Comes from Restoration Exchange.

I'm okay with that. I don't particularly care for this building.

Interesting, will the new building be big enough to impact the former lot of the Clarinda?

I've been in here many times. It's in good shape inside, and is fully utilized.

I don't know about their plans for the building but NI is moving everyone downtown to the World Herald Building. I heard the timeline is over a few years.

Well it's official. NI will leave their Midtown properties to eventually occupy 9 floors of the OWH building.

It is great news for downtown. I think the buildings they are in now are living on borrowed time at this point.

The building is ok. It has some appeal. I wouldn't be hurt if it stayed or went.

The comment in the Blackstone thread got me on DC Assessor. NuStyle bought this building in Sept. More apartments in an old office building likely based on their track record.

All it really needs is a good cleaning and maybe some new paint where it has faded and new signage. Otherwise, it's best left alone as a good example of the time period it was built.....Mid-Century Modern.

No reason to slap on the latest trendy look....such as random multi-toned wood slats or shiplap siding that is so popular now. It will be interesting to see what they do, if anything.

Even the slums on the northwest corner of 30th and Dodge are getting remodeled but the lone Twin Tower refuses to get with the act. It'd be a nice building if they would put some money into it. Quite a shame the twin got condemned.

As planned, the $8.1 million NICO conversion project would seek $1.14 million in tax-increment financing from the city; $1.14 million in federal historic tax credits and $720,000 in state historic tax credits.

Of the 48 apartments, most would be one-bedroom units.

NuStyle officials said they believe that without TIF financing and historic tax credits, the building would be destroyed.

HDR urban planner Doug Bisson sees the site as significant for another reason: architectural style.

Bisson called the National Indemnity building one of the city’s top two examples of midcentury modern (the other being NuStyle’s converted Highline apartments near 24th and Dodge Streets).
