Just found out it was Tetrad that will be building on lot B just north of BCBS in AV. Lot B will be closed down starting January 2nd, but I haven't seen a timeline yet...

Wow! Lot B is pretty heavily used by BCBS employees. Any word if what other parking options will be available, like expansion of the BCBS/Gordmans garage, or a garage as part of what Tetrad is building?

Sorry, posted this in the AkSarBen Village thread... They will be adding a fourth level to the parking garage...
Lot B and the third floor are now not reserved spaces, lot b people will be asked to park on the third level...

I would assume that Tetrad will move into the building. I wonder how big they will go.

If the new building is not for the Tetrad group itself, I wonder who it could be for. I highly doubt at it would be spec office space.

I am pretty sure Tetrad is building this for their own use. I do not know how much space they have in the building in Miracle Hills, but I'm sure they have outgrown it...

Update: apparently I had old news. Adding a fourth level to the garage was too cost prohibitive, so, Tetrad will be building a four story office building, first level parking garage, fourth floor will be Tetrad's office and they will lease out the second and third floors. The building will be situated on the west two thirds of Lot B, with the east third, closest to the parking garage left as surface parking/staging area. Lot B will soon be torn up within the next few weeks, compaction soil brought in to settle, and building commences in March.

I wonder if this is replacing the building that was supposed to developed by TETRAD that was supposed to go next to the PacLife Building in Zone 5.

Rumor has it, in negotiations Noddle found out Tetrad wanted to sublease that building and politely suggested they build their own....

I believe the TIF request in the agenda for The Home Base is for this project.

These are all the details the story about TIF had:
The Home Base, 1817 Aksarben Drive, office building, $2.3 million TIF, total projected cost $17.4 million.

I think Tetrad may have scaled back from their original plans quite a bit. I thought they were going to take up two thirds of that parking lot, but unless things change soon, it will be half that amount of space. I also think I heard in the wind, that Kiewit is actually building it, but I will have to get a second confirmation on that.

Perhaps instead of building outward, they may be building upward? One can hope...

I doubt it. As far as I know it is still first floor parking, second and third floor rented out, fourth floor Tetrad.
I will try to get some better feelers this weekend though.

Could be to salvage some parking stalls. I was told adding another floor to the Gordman's garage isn't very likely now.

FYI, not saying the case here, but a Surcharge is not always required on the whole building. Its a only required where the geotechnical engineer determines the soil needs work. I have worked on two projects in the past year that only required a partial surcharge.

Just talked to some people in the know: The Tetrad building will only be covering the area of surcharge.
Tetrad will wait to see the parking situation once the building is fully occupied.
(the first and second floors of the present parking garage are pretty much full,
the third floor is getting there, with all the displacement from Lot B)
so if Tetrad cannot cover the extra parking themselves, there still is the possibility of adding a fourth floor to that structure.

Apparently - for some reason - Kiewit is out and Dunn is in for construction here. This has been the major delay. Trailer should be going in this weekend. Why Kiewit is out is a mystery
