Look again. It is similar to the BCBS building in style, not the PacLife, plus those 4th floor patios will be killer.

Maybe I'm missing something but I agree with mcarch. I think it looks much more similar to PacLife. In height, footprint and design. Plus it has no curve like BCBS. But I could be wrong, I guess.

BTW, I overheard Security National Bank's CEO tell his President this was "Walter's" building. I would imagine there is more truth to that than is known...

The foundation is supposed to be moving here if that is what they were getting at.

I drove by yesterday to kill some time and I was really surprised at how fast it went up.

I can't confirm this yet, but, someone has approached Tetrad and asked for this building, and for a parking garage to the west...

I assume you mean to purchase and / or occupy the entire building and not just lease out the two floors that were going to be leased?

I don't know if it's the perspective of the picture, but that place looks a lot smaller than the renderings let on...

Will their leases on the other floors be tentative, with the assumption that they will need them in the future?

Only half the steel is up, the crane is moving east right now...

I don't know any more details about leasing options or ownership, yet...

My Bad - I meant East, two floors, it will connect up to the West of their other garage.
They will be leasing from Tetrad, who is to busy to consider where they will go, but,
they do have property they will be developing near the Arena, and some along Mercy Rd.

They are keeping the new tenants name pretty quiet right now. They want the whole building, so I guess it would be some company large enough who needs that much space to relocate... Let the rumors begin, who is relocating?

So I was going through the list of Omaha's largest employers.

I would assume that its NOT anyone in the top 55 on that list...

I wish they would update that list. I know it says it is from April 2014 but I remember the article in the paper from 2013 showing these top 5 (UNMC is much larger than the 2,500-4999 range that the chamber shows and I am sure that number is going to keep increasing when the cancer center opens.)

No. 1: University of Nebraska Medical Center and hospital, 10,605 employees
No. 2: Offutt Air Force Base, 9,980
No. 3: Alegent Creighton Health, 9,729
No. 4: Omaha Public Schools, 7,926
No. 5: Methodist Health System, 5,697

Just talked with some Tetrad people this morning. It looks like negotiations for this building are still on and by the end of the month we should know either who it is or whether the negotiations are over. I did find out that whoever it is, is a local company though.

Might need a title change.

http://www.omaha.com/money/growth-minde ... a6d30.html
The Omaha company with plans to replace ConAgra Foods among city firms in the Fortune 500 said Wednesday that it plans to move to new offices in Aksarben Village, taking over the building started by the Tetrad Property Group.

Green Plains Inc., one of the nation’s largest ethanol producers, said it is moving from 450 Regency Parkway to an under-construction building at 1811 Aksarben Drive, in the heart of the retail, restaurant and business district on the banks of Little Papillion Creek.

About 160 people work in the Regency headquarters buying and selling corn, ethanol and related commodities and administering the affairs of a publicly traded company with $3 billion of revenue.

I am surprised it took so long for them to announce this. It was well known for at least several months but I couldn't say anything until they did. They wanted this building so bad.....

Great news to hear. AV is getting quite a bit busier. With 400 Pacific Life employees and now another 160 from Green Plains. That is quite a few people to add in such a short time. Should bode well for the restaurants in AV. My only concern is that traffic is going to continue to get worse.. With the main roads only one lane each way, it can get pretty backed up, especially going towards Center and Pine St.

No. Tetrad was originally going to take up residence on the top floor and lease out the bottom two, but apparently they got an offer for all three floors which they couldn't refuse... They own land to the east of the Think building which they may be eyeing right now.

with the Tetrad development downtown, what are the odds that they may design and occupy there?
