This property has sold to a developer - rumor is that a plan is being developed for mixed use project.

Do you know if the building will stay or go? Whatever happens, nice to see new development in the neighborhood!

I've taken a closer look at this place when I've driven by lately. This property could definitely be put to better use.

The Down Under is moving east on Leavenworth to the space formerly occupied by The Side Door Lounge.

What happened to the Side Door? Whenever I was there, it seemed busy, and the real estate sign said "property only", which implied they weren't trying to sell the business with it.

I am just glad the Leavenworth Bar Crawl isn't losing a bar.

If you have not done a Leavenworth crawl I highly recommend it by the way.

I have done the Leavenworth Crawl (live off of 51st and Leavenworth). It's pretty GD great.

So the "Official Leavenworth crawl goes. Bud Olson's, Aldermans, VFW, Marleybone, Down Under, Barrets, (Broncos dinner break), Leavenworth Bar, and then finish at Neighbers going East to West. Spend about 30 to 45 min at each bar and you have a fantastic Saturday afternoon.

Also if you want to make it a challenge have everyone throw some money in, by as many Keno games at Aldermans as you think it will take to finish the crawl (Its about 50-100 I think) and cash the ticket at Neighbers at the end but you only get your money back or winnings if you actually finish the crawl.

It is a very cool building, to be sure. But it apparently didn't make money for the last two sets of owners. Which is too bad. I enjoyed the open mic nights and the interior artwork.

This property is before the Planning Board for rezoning, but the person behind it is connected with Toppers Pizza.

Was hoping for apartments, but getting some more quick food options in the area is needed too.

The proposal for this site is high-end apartments with street level retail. The owners of the property are brothers - one owns several Toppers locations and the other is the former CEO of Level 3. They have also bought property on the other side of Leavenworth.

I lived in the Knickerbocker Apartments about 1 block from 3802 for 6 years in the 90's.. I miss this area very much.. It's a great area to live.. I'll be curious to see if this proposal moves along to completetion...

This was snuck into the article about the Leavenworth Corridor.
» Northwest of 38th and Leavenworth Streets is a newly proposed apartment building with 82 residences and 5,400 square feet of ground-floor retail space.

I'm all for a new building replacing that old one. While I enjoyed the down under, the building was ugly.

    Looks great, especially the view from Leavenworth. Right now, the site is mostly parking lot.

    The description on their website is perfect: modern industrial. I think this style epitomizes downtown and midtown Omaha and will fit in perfectly.

    Awesome! That area really has some great stuff going up.... There's a really neat apartment/condo building going up around there, I noticed. (I just hope they try their best to stick to building on parking lots & stuff. Our inner city is not all that big & our historic structure count really is not that high. We're not Chicago -- of course.)
    I can get pushed out because I'm "too much" for some. Then, an observer of me comes suddenly swooping in to "fill my shoes." People are always more accepting of the new one, because their feathers aren't truly ruffled by them. (Yawn) I can count on it every time.

    Demo has begun here. I just looked back and saw the rendering for the first time too. Exciting! Love buildings that stay all brick and don't use cheap filler cladding.

    Developer must not have been able to make it work. Land on the market w/ full architectural plans done according to the marketing brochure.

    That's too bad, but I am hoping someone will pick this project up. They are advertising it as an opportunity zone property, which I thought is interesting. That's really for long term investors. I feel like some of these type of projects change hands a few years after the developer completes the project. Anyway, this would be a great addition to the Leavenworth corridor and the new rendering is sharp, even though it doesn't change a whole lot from the initial one we got. I really like the roof top amenities.

    Looks like Burlington Capital bought the site in December.
