Blackstone Station on 38th

The 5 floor apartment building replacing the auto shop will have 52 units, 4300 SF in commercial space and 19 garage parking stalls.

Honestl. One of my favorite parts of the project that they don't feel the need to a parking stall for every unit. They will probably charge a premium for the garage and the rest of the renters will add to the pedestrian quality of omaha.

I have a friend who lives in the area and there is plenty of free on street parking everywhere.

The project will result in 17 more on street parking spots as well. They can close up all the curb cuts that they auto shop uses.

This is going to be a tremendous addition to the neighborhood.

I'm really glad the city has been forward-thinking enough to relax the artificially-restrictive requirements on parking spaces, etc. The "one-size-fits-all" zoning on setbacks, parking, etc has really prevented a lot of development in the past, and made a lot of what was built worse than it could have been. I think it's important to consider the local context to make sure enough parking, etc is available so you don't end up with double-parking disasters, but if it's not necessary, it shouldn't be a straightjacket to development. Have fewer spaces and market-pricing them also helps reflect the true cost of providing parking on a property.

I am a huge fan of how they laid this out. The two story building at the street will really enhance the "Main Street" feel of the historic stock already in place. If they had just dropped the tall part on the corner it might have felt out of scale with the rest of the storefronts.

Those were my exact thoughts too. The bigger building will probably come out looking almost exactly like (or possibly a little worse) than the new Spaces apartments.

The 51-unit apartment complex at 38th Avenue and Farnam Streets, which replaces Stoll’s auto service, will be two buildings totaling about 50,500 square feet. They’ll be connected by an interior courtyard.

A five-story structure to the south will have parking and four levels of apartments.

Facing Farnam will be a low-rise structure with ground-level commercial space. Seven upper-floor apartments will feature roll-up overhead doors that can open up to a street balcony, or stay as 8-feet-wide, 10-feet-tall windows.


Those apartments with the garage door windows would be really cool to live in.

This is a fantastic addition to this area. I think the scale and style fit pretty well with the surrounding building stock.

I hope someone rehabs the old building across the street.

That old building is kind of notorious in the Omaha music scene. Its called "Hotel Frank". Tons of musicians have lived there over the years Oberst and The Faint guys among the "big names."

Sort of off topic, but I wish Omaha would lose its winter paranoia. Just got back from Denver and they have a ton of rooftop bars and outdoor areas. They have heaters on them, but people just buy decent jackets and go out in the elements. I am sure it slows down in the dead of winter, but a guy who lives there now told me it is still really active even in the snow and cold. He said the cold doesn't seem to intimidate people there like it does in Omaha.

I actually would rather walk down the street at 32 with a coat on than 100 with shorts and a shirt on.

While I totally agree about getting over winter, I would argue that Denver is warmer than Omaha in the winter. I would also argue that too many people in Omaha don't dress appropriately in winter.

If you want to see people who can handle it and make the best of winter, go to Minneapolis/St. Paul in December-February. It doesn't slow them down at all. The winters are even colder and longer up there, than Omaha.

The garage doors that open onto balconies in this development will be facing south, right? Plus, I'm sure they would be insulated glass.
