The current apartment building at the site will be demoed and replaced by a 39 unit apartment building with 19 garage parking stalls.

Yep, that is the apartment building that is coming down. I would assume that was originally a house that was chopped up.

At 401 S. 41st St., a 39-unit structure of about 42,600 square feet will rise five stories with one level designated for parking. It replaces a 1913 house that had been converted into apartments, and will have a courtyard for tenants to grill out and congregate. This Harney Street building will feature a high-tech study area that caters to UNMC tenants.
Each of the sister complexes would have brick as primary material, to fit with the character of the historic Blackstone.

They have a new rendering for the 39 unit apartment building at 401 S 41 St. Name on Rendering now says Blackstone Union.

Wow that looks even better than the first rendering. I feel like the streetcar/light rail project is guaranteed to happen with all these projects in the same corridor.

It looks solid but I think those small windows look pretty odd.

I'm disappointed with the effort put into this design. I'm not saying don't build it, but god, have a little imagination.

I note that the rendering omits all of the telephone poles and power lines. I wonder if they plan on burying them? I hope that they do. The actual street view posted above or below depending on your preferences setting shows that there are an awful lot of them.

I doubt they'll change. I agree about the small windows. I live in Dundee and all the older houses have an abundance of windows. when I look at newer houses with their huge blank expanses of walls with a few little windows, I wonder how damn dark those houses must be inside.

Maybe the windows are normal but the floors and shît are extra big.

Yeah, proportion and composition of windows are an art that is too rarely done right in modern architecture, especially residential. The windows (and other exterior features) of pre-war housing were generally proportioned and located very carefully to achieve a balanced and cohesive look, while now they're thrown up haphazardly with little consideration of how they appear from the outside. There are, of course, good examples from newly-designed homes, and poor ones from 1900, but the general trend is bad. When you see an old home with sloppy remodeling using standard-sized in-stock windows used to replace the originals, it's really obvious how much a difference it makes.lisanstan wrote:I agree about the small windows. This is topped out. Has a decent presence in the area looking from the north b/c it sits up the hill, actually sits higher than a number of the UNMC buildings. It is hidden by that monster parking garage to the west.

I wonder if they are going to remove that power line right in front of the building. I don't see it in the rendering.
One other thing I noticed is that the juliette balconies look even smaller than pictured in the rendering., especially the ones on the end of the building.

I sure hope they remove it, looks terrible. That said, I don't think they would leave it in a rendering if it was staying.
