The Peregrine Hotel (203 S 18th St)
I have noticed that the Woodmen signage had been removed from this building and it is indeed on the market.
Marketing says that it is vacant listed at $1,750,000.

This building is known as the Saunders-Kennedy Building (I mistakenly thought it was the Brandeis Theater). My comment that's quoted below reflects incorrect information.

This is going to become a Tru by Hilton hotel. A new franchise option in the Hilton family. Anticipated opening is 2018.

This is exciting news. I'm tired of seeing the same boring chain hotels popping up all over town. The Even and now Tru will help establish downtown Omaha as a more chic urban destination for out-of-towners.

Ran into one of the marketing guys for the new 'Tru' brand----its target market is the millennial crowd. Almost all of the Tru brand properties will be new construction. I think it's great that they're repurposing this classic downtown building. It'll also be at a lower price point than Hilton's Hampton Inn properties (averaging around $80 per night). Hilton will have quite a presence downtown; this will be their 7th property.

Real estate developers from Tennessee and Omaha are planning to team up to convert the historic former Woodmen of the World headquarters in downtown Omaha into a boutique hotel.
Omaha’s Clarity Development is working with Chattanooga-based ViaNova Development to renovate the 104-year-old World Building, 203 S. 18th St., into a 90-room hotel. Plans call for the World Hotel to join the “Curio — A Collection by Hilton” brand, which Hilton says “cater to travelers with a passion for discovery and a taste for the authentic flavor of communities.”
The Omaha Planning Board voted 4-0 Wednesday to recommend that the City Council approve $1.9 million in tax increment financing for the $13.6 million project.
The seven-story World Building once housed the Woodmen of the World headquarters, before the organization’s 30-story tower went up nearby

Just for accuracy's sake it looks like this will be called "The World Hotel" The Curio Collection is ~20 boutique hotels that use some of Hilton's resources, but aren't all branded the exact same like a traditional chain.

They are attempting to get this building designated as a local landmark. Maybe to be able to apply for historic tax credits?

Tax credits are the main reason owners/architects seek the designation. The landmark/historic designations don't necessarily stop future demo, they just add more steps for demo approval. I believe historic covenants can be legally attached to properties that would forbid future demo or alteration, much in the same way some neighborhoods have covenants to require or forbid certain building materials, fence types, no RV parking, etc.

KETV had a brief story on the new hotel today. Not much detail, but they do mention the rooftop restaurant/bar, plans to add street level retail, and that the exterior murals will be removed but preserved for use elsewhere.

Desai said construction on the hotel should start in the next few months, with a tentative opening in summer of 2018.

semi-related but why does Google Maps Street View have large sections of Downtown Omaha in the dark? like pretty much all of Douglas St including in front (or besides I guess) this building is taken at night.
Rooftop bar sounds dope though. Walking distance for me. Mercury, Wicked Rabbit, and now a rooftop bar. Can't wait.

Yeah, it looks like it was taken at night. I reported it to Google, so hopefully they'll fix it. I wonder what kind of retail they will be shooting for. This location is kind of low visibility, but has a large day time population w/in a few blocks. Not much. Truck for Lueder Construction has been parked out front the past week or so and two roll away dumpsters being filled. I wouldn't really call it speedy though, looks like just a couple guys.
