Mutual's plan for property east of Midtown Crossing includes apartments, hotel and office building

A six-story hotel, 118 apartments and an office building are pieces of a plan emerging for the property Mutual of Omaha has been buying and clearing east of its midtown campus.

Many details have yet to be refined and made public. But Brad Schoenfelder, president of Ryan’s Midwest region, told The World-Herald that if all goes as hoped, construction could begin in late 2017.

Schoenfelder declined to provide a projected cost of its latest initiative. He said Turner Park East would occur in phases, with the more immediate focus on the blocks closest to Mutual’s campus.

Upon that area east of Turner Park, a 98-room hotel, 118-unit apartment building and about 350 parking spaces would wrap around the remaining condominium high-rise of the former Twin Towers.

Also under the Ryan plan, a 150,000-square-foot Class A office complex would rise south of Farnam across the street from the tower condos and hotel. It is envisioned as a worksite for multiple tenants and would have up to four levels and underground parking.

Together, the hotel, apartment, parking and office components would span about 500,000 square feet, according to plans outlined by Ryan officials.

Schoenfelder said a hotel brand has not been identified, and he offered no information on possible office tenants.

I wish, but water under the bridge.

Lets get this hotel and apartments built and get moving on the rest of the land acquisition as this area could really become a dynamic neighborhood even more than it already is.

Also it looks like Sam's may come down any moment. Equipment on site.

I've been meaning to post that since last week. I had been seeing it come down on my way home. Last night it was almost all gone - just rubble.

In my opinion, that should have been one of the first buildings torn down....I gladly would have it torn down before the Godfather's building or definitely the Clarinda.

Fleeting thought but it would look so much nicer if Mutual built a line of low rise mixed use buildings fronting Dodge blocking the view of garage-zilla.

The Ryan development company has been working with Mutual of Omaha to clear and resurrect much of a multi-block tract east of Mutual’s headquarters and the Midtown Crossing campus. So far Ryan officials have laid out plans for a six-story hotel, 118 apartments and a parking structure on the north side of Farnam east of Turner Boulevard.

South of Farnam, nearly touching National Indemnity property, is the site of a 150,000-square-foot office complex that Ryan said could be under construction late this year if all goes as planned.

It would never happen. Mutual would not be able to replace the hundreds of parking spots that their employees use every day.

Great point on the parking being hidden Coyote. I am so glad this is moving forward. Getting more people in the area during the day will help with some of the turnover of the places down there, plus the apartments and hotel. I love having the streetcar in the rendering.

Interesting about the city paying for it. I would imagine they won't do the same 3 free hours as the Mutual owned garages.

This was my thought when I read the article this afternoon. They really should, or find some way to get the west-siders to leave their cars out west and come spend the day in the better half of town. :shock:

I don't know anything about any of this, but the DC Assessor website is slow to update sales, at least for residential sales.

I just absolutely love how Mutual of Omaha operates. They announce this project as a done deal.
Thing is folks, there are 67 or so parking stalls underground just north of the South Twin Tower. None of those parking stalls owners have been contacted as far as I know. Is the City just going to use Eminent Domain to take those parking spots?
The latest that I heard is that Mutual wanted to buy the parking spots at a "market rate", then turn around and offer each former parking stall owner the terrific opportunity to rent a parking spot in that new parking garage for $100/month.
What is done around the country and around the world on something like this is that the underground parking stall owner would be compensated for not being able to use her stall during the construction of the new parking garage, then the parking stall owner would be given a new parking stall in the new parking garage. Ya know, like for like , apples to apples, fair or fair. But Mutual don't play fair. I think they gave up on that parking stall purchase and made some kind of deal with the city.The problem is that nobody, and I mean nobody seems to know what the deal is. Try calling around to city officials to find out what is going on and what the plan is. Board members of Condos at 3000 Farnam might now, but they haven't been transparent and honest with unit owners for years now. Mutual spoke with the Board years ago about their development plans, and the Board didn't tell the condo owners anything. Instead, they and their friend and family have been going on a buying spree of commercial units and residential units in the building over the past few years. Heck, even the property owners son purchased a unit in the building. No conflict of interest there folks. No conflict of interest when a board member buys a commercial space for $16,000 then rents it back to the property manager for $500/month, an expense that the unit owners have to pay as another pass-through-expense to the property manager - along with cell phone charges, $400/month in Internet charges?! And "travel" expenses to and from the building. Wouldn't it be terrific if the building had a property manager that only charged a 6% fee? Rather than charging $190,000 in fees that nobody has any insight until how that is spent? :D

I like the rendering's with the office building and the propose Street car. It would be nice to see that area get built up. I worked security down there and well when I was working there in 2010ish it attracted some unique people then again I think it was the liquor store across the street from the twin towers that was the problem. They intentionally sold liquor to people who were already visibly intoxicated. Either way i'm glad to see them moving on this! So when is the groundbreaking?
