It looks like 12,000 square feet on the 1st floor. Then 4 floors of apartments. It seems like each floor of apartments would be 12,000 square feet. 112 apartments on 4 floors is 28 apartments per floor. If each floor is 12,000 square feet, then each apartment would be 428 square feet.
Maybe there's a gym, apartment entrance and mailboxes on the first floor that is 1000 square feet. Then each floor would be 13,000 sq ft, or 464 sq ft per apartment.
According to the Douglas County Assesor, the lot is 132ft by 140ft or 18,480 sq ft.

Due to a scheduling conflict on Saturday we pre-recorded Grow Omaha this morning. Trenton brought up the parking for this project and apparently it falls under some new zoning where they allow less parking than normal.

That is really big. I wonder if the developers are banking on public transportation. A step in the right direction in my opinion, but there's no streetcar yet. This seems to be a good sized risk and it'll be interesting to see how it works out.

So that could be close to 100 cars to park somewhere and that puts it right across from the Crescent Moon and their customers. Then you have all the apts on 36th between Farnam and Dodge that already park on the street.
There are 50 parking stalls in a podium parking garage beneath the building. Between the 800 stall lot to the northeast and the 200 stalls to the southwest there seems to be ample parking for this building - kudos for finding shared parking solutions instead of building more surface parking.

And it's time people wise up! I walk past that Blackstone Building parking lot often. It's empty 66-75% of the time! Let the people park! More exclamation marks!
To prove the point that businesses and residents can share, Dundee Bank has an agreement with Blackstone Station for residents to park there after hours.

Wow, 580sq ft! That must be a record small size for new apartments in Omaha. The smallest apartment I could find in 2008 was around 700 sq ft.
Huh? you realize those are studios right? By comparison, studios at The Corvina are as small as 500, Broadmoor at Aksarben 528, Fox Run 509, City View 346, Kennsington Tower 428. A mix of new and old, all smaller than these.

This is certainly breaking the mold of most recent east Omaha developments that provide roughly the same amount of parking as units.
Between this and the Colonial, which has next to no dedicated parking, it will really put a test out there for how much parking developers need to provide and how well the neighborhood can handle the influx.

Huh? The house north of Colonial Hotel was torn down to make a parking lot. I can see this from my apartment window. Best guess is maybe 20-30 spots (they haven't finished pouring the concrete yet).
And it's absolutely insane that there are thousands of parking spots within 3 blocks of the the frat house. They need to work with Mutual on getting some of that sweet after-business hours parking.

I lived with my ex in a 325 sqft studio. Our building had units somewhere in the mid-upper 200s. I live in a 590 sqft 2 bedroom now
Wow...those are cool. I like how it incorporates themes & ques from the old Blackstone Hotel. I saw that sudden change in one day w/ thar particular lot.
I can get pushed out because I'm "too much" for some. Then, an observer of me comes suddenly swooping in to "fill my shoes." People are always more accepting of the new one, because their feathers aren't truly ruffled by them. (Yawn) I can count on it every time.
Really nice project saw it this past weekend the whole Blackstone area is coming together real good. I was wondering if it would be possible to get some residential taller than 4-5 floors in Blackstone just to break up the monotony. Even a 7-8 story building will add a little variety. Just a thought..

Yes a few condos would be nice, sometimes I get the feeling developers in Omaha would rather just build apartments. Maybe it’s easier and less hassle, I dunno.

Much easier from a loan perspective. Generate revenue much quicker/easier to pay off the loans. A building is much more likely to sit with unsold condo units rather than unrented apartments.
