Garage Lofts--424 S 24th St

This is a 30 unit affordable housing apartment building set to replace two small auto garages. Developer is Arch Icon who completed the Flats on Howard and The Junction in this area of downtown.

EDIT: Of the 30 total units 24 will be affordable needing income qualification, 6 will be market rate. It hasn't been approved by NIFA for Tax Credits yet, looks like those awards are announced mid February.

Not exactly spectacular, but a definite improvement to the neighborhood.

That whole southwest area of downtown is becoming my favorite. I see it becoming the "living" portion of downtown and it'll be nice to see the area fill up with residents and everyday needs kind of businesses.

Wag (currently in old Kellogg hotel) just announced they are moving into the building next door to this (522 S. 24th) and adding a cat cafe as well. Lots of activity in this area!

That's interesting, since the Wag owners also own the Kellogg building.

Wasn't awarded tax credits in 18 and has applied again this year. Same mix of 24 affordable and 6 market rate. $4.7 million project requesting $269K in tax credits.

Quick glance this looks like the first traditional affordable housing(no supportive services or homeless) funded project that could be considered downtown housing since Drake Court in 2002.

The mid to late 90s had maybe a half dozen buildings downtown rehabilitated with this program into affordable housing.

I could have overlooked a project, but if that is the case some fresh affordable housing will be good for DT. Some of those original rehab projects may be leaving their compliance period and transitioned into market rate units soon as well.

$230K TIF application for this affordable housing project. All the units are 3 and 4 bedrooms which I found interesting.

That's actually a very good thing. Most affordable housing projects these days end up being studios or one bedrooms. You need larger units for families.

How is this project going along? With the recent announcement of the 27th and Leavenworth LIHTC project, it reminded me of this downtown project.

Thanks for the update. I am glad this is humming along. It will be a great addition to this strip of 24th.

I agree those look great. I must have missed this project. I used to work at the Enterprise across the street and drove by recently and thought that it was a big change to lots that were there previously. Glad to see all this much needed infill near the downtown core.

I've watched this go up and they look to be occupied now. There's street parking on 24th Street and a parking lot on the west side of the building, along 24th Ave. There isn't a visible door on the west side, so I'm guessing it's in the "garage" part.

The two houses to the north of parking lot for The Garage Lofts -- 411 and 501 S 24th Ave -- have both been demolished.

501 was built in 1900. It's too bad it couldn't have been saved, but it looked to be in pretty rough shape.

Felius cat cafe will be closing this location and moving to a larger location at 5015 dodge st.
