I was wondering if anyone knew what the height, in feet, of the two Riverfront Place towers was. I have looked virtually everywhere and cannot find it. I have seen varying opinions regarding how to estimate height based on the number of floors, (8'-12.5' per floor for residential high rises) but I was curious about a more accurate number.

I have no idea how long it's been there, but the Riverfront Place web site now says "restaurant and office space also available."

This is excellent as it means they are going ahead with the third phase, or at least testing the market. I hope they are separate entities - the restaurant and the office space - not one or the other.

I was looking at the Omaha drawings and data forums on Skyscraperpage.com and I find it strange how both of the Riverfront Towers are not listed on any of the drawings or list of buildings?

They're beginning painting on the second tower today.  Yes, same color as the first.

2nd condo tower ready for close-up



Three fully decorated condos and model units at Riverfront Place will be on display from 10 a.m. to 5 p.m. Saturday and Sunday and Sept. 24 and 25.

The second Riverfront Place tower will be open to the public for the first time this weekend.

Three fully decorated condos and model units will be on display from 10 a.m. to 5 p.m. Saturday and Sunday and Sept. 24 and 25.

The interior design firms D3 Interiors and Designer's Touch of Omaha each designed a condo for the River Dreams Design Tour, a fundraiser for the Bemis Center for Contemporary Arts.

Attendees also can enter a contest to have a room in their home designed matching one of the concepts.

Completion of the second tower's construction in July fulfills a 2003 plan to redevelop six acres of city land.

Thirty of the 50 new condos have been sold. They range from a 900-square-foot, one-bedroom option to a 2,500-square-foot penthouse and cost from about $250,000 to $1 million.

Will that large fenced area in front of the 2nd tower just be a lawn?  It seems like an ideal spot for more row houses in the future.

It will eventually it will be developed.  The original plan was more row houses, but not sure if it is still on the agenda.

Something other than living space or entertainment would be nice.  Every time I visit that area of the riverfront it seems so slow and boring.  You would probably want a car to live there, too, since there's no good pedestrian connection to North Downtown (not that there's anything you'd go there for on a daily basis) and any grocery is about a mile away.  The bus runs to and from there every 30 to 90 minutes, but "the bus isn't a viable option" for most Omaha residents (even though it really is).  Still, there should be some stores, salon, restaurants.  A mainstream cinema would be nice, too.

Would these be bays in the condos or another existing building or a fresh building project?

I wasn't expecting anything high density but the building in that rendering looks like something you would see in the suburbs.

It isn't the worst either.  The row houses on the street with parallel parking and underground garages are are decent, and the new building would be mostly street oriented too.  There just isn't a lot you can do with a river on one side and railroad tracks on the other with public space next to it.

I agree, its going to be nice to see more down there.  Now they just need to get that extension of the ped bridge finished.

For the two good examples we have Gallup, Nation Park Service and Storz all with large parking lots.  Don't worry I am not taking to the "Streets" on this issue.  The river will always be a destination more than a neighborhood, just the facts of life.  And it would of been strange if Gallup made a really urban building fronting the street and completely ignored the river.

I still think there is a future in a few apartment buildings and dinning options in the area down there though.  Just wouldn't expect anything mixed use.

I don't entirely mind the suburban feel here. The point of the area is to feel more nature-ish. I think the buildings in the rendering leave a little to be desired, but I'm sure they'll look better in real life.
