According to Brad's question on Grow Omaha: 'construction will begin in earnest quite eminently', with a little demolition still, negotiation with a restaurant is continuing.

This place is going to look great, especially once they get 16th Street opened up and cleaned up.

I am guessing they are going to start doing work on Monday.  There was a sign up saying no street parking on Harney next to this building starting 7/29.

Yes they are!  There is construction equipment inside the first floor now, and the "hardhat required" signs are up.  And no parking on that side of Harney, starting Monday.
Always a business-oriented city hungry for growth and focused on development with laser intensity, Omaha aimed high, reached for momentum and found critical mass.

Also by my count this gives us 694 apartment units currently u/c downtown.  That is pretty damn impressive.

The street level walls are all boarded up now. I'm sure there's a lot of interior work before they go up.

Just curious, does anyone know if the additional floors will be steel or concrete? Is there a preferred material to use when adding on to an existing structure, or does it not matter much?

I would guess steel but I am basing that off nothing.

It has been a while since I posted on here since I moved out of the area, but I asked a very similar question to ODIDA since I heard the buses were still running on 16th and I thought that getting the buses off 16th was the first phase of getting the street redone. I still own property on 16th so I have a vested interest in seeing the area improve.

Here is the response that I got:

".... I think everybody agrees that the first thing that needs to happen to improve 16th Street is the relocation of the transit center that is currently based on the street.  The 2009 Downtown Master Plan called for it to move to a new center to be built at 16th & Cass.  After years of promise that it would happen, we were told indirectly earlier this year that it won’t happen.

The reason why it won’t happen isn’t because they are committed to making 16th Street work.  The reason is that last year Metro Transit along with a number of other groups began two transit studies (a Transportation Alternative Analysis and a Regional Transportation Study) and those studies are providing other alternatives than the transit center option for better service throughout downtown.  The TAA will likely be presented this fall and hopefully Metro will move quickly on the changes.

The advocates of the project keep putting pressure on Metro to implement changes as construction will also force them to change.  If we would wait on Metro to make their final decisions, we would be putting off construction for years.

The schedule and funding available right now allow for construction this fall on the Dodge to Douglas block.  Next year will be the Orpheum block and hopefully the Regis block (funding dependant).  Then 2015 will be another block or two depending on how far we’ve progressed...."

I wouldn't say it is elitist- after living on 16th for 6 years, and seeing the 300+ buses rumble down the narrowest street in downtown, I would say it is practical to move the buses somewhere else (even a block or two so there could be multiple lanes of traffic). There should be a bus stop on 16th, but the street shouldn't be a transfer hub and have 300+ buses going down the street, especially if they are going to add parking. Just imagine how frustrated you would be if you wanted to run an errand during rush hour and your car was blocked in by the line of buses on the street.

This building is built like a bomb shelter.  They are currently preparing to pour concrete half-walls on the roof of the building.  The roof is itself is a thick slab of concrete. Once these walls are poured they can be begin framing the apartments.

Do you mean that like they didn't need to reinforce to old structure at all to add floors?

My son got a 27 on his ACT. No this score is not as high as what Jeff's son achieved. But one has to remember the paternal gene-pool my son has to overcome. On a PGPAB [Paternal Gene-Pool Adjusted Basis], my son's score is a 37 and Jeff's son's PGPAB ACT score is 19.

Hi,

Photo taken from OPPD.

The brick structure on the east side is completely down now and the forms are done for pouring concrete.
Thanks for help in how to post photos.  The instructions from Admin "HOW TO UPLOAD PICTURES TO POSTIMAGE.ORG" worked for me so that I didn't need to create an account on a photo sharing site.
