I looked into this pretty closely today and I cant divulge what I learned (which I know is frustrating and hurts my credibility) but I think generally we will all be very pleased with what is going into the first floor of this. I think Benson Brewery has been mentioned as a tenant of the 10th Street Market and not this project - for what that's worth. Anyway, pumped as ever about little Italy and the rail and commerce district. Thought I'd share now that I've actually joined the forum.

Between this and The Breakers we have some great urban industrial rehab going on.

Look how clean that brick is now. They have it all cleaned on this north side except the far right/west section.

Reminds me of how the Barker Building looked after they power washed it. Looks like things are moving along nicely with the Burlington annex.

They've been power washing the MoO building too and the part they've done looks a lot better now.

Boyd told the World Herald that 30,000 square feet of space has been leased in this building. They would not say who, as the tenant wants to make their own announcement. Good news!

Heard that Warren Distribution (currently at 13th and Leavenworth) is going to lease a large amount of space in this building. Supposedly some museum/art gallery will backfill their current facility.

A place that 'just fit': Warren Distribution brings its own long history to historic Omaha facility under renovation
Options for Warren’s new corporate headquarters had included the Bluffs’ old Playland Park, where a new business and residential park is being created. Council Bluffs is home also to a 255,000-square-foot Warren manufacturing and packaging plant and 165,000-square-foot distribution center.

Redeveloping its existing downtown Omaha site was weighed as well, but that effort threatened to be too disruptive to business.

Company leaders already were familiar with the 10th Street corridor, having purchased the Burlington Station across from the Rail and Commerce site in 1989. Plans to make a headquarters out of the depot changed with cost projections, Douglas said, and in 1993 Warren put the property back on the market, selling it in 2004.

The 13th Street site, although dated, remains valuable real estate. The Morgan company is marketing the site for office space rental. Douglas said Warren officials believe there might be a better long-term use.

He said the company might redevelop the site, but any decision on that would come later, after the company is settled in its new headquarters.

Nice! Their current home is a prime location for redevelopment.

There is a ribbon cutting for the Rail & Commerce Building tomorrow starting at 10:30am. After a few words, the building will be open to tour for a couple hours. Anyone is welcome. More information here: https://www.boydjonescelebration.com/

My son got a 27 on his ACT. No this score is not as high as what Jeff's son achieved. But one has to remember the paternal gene-pool my son has to overcome. On a PGPAB [Paternal Gene-Pool Adjusted Basis], my son's score is a 37 and Jeff's son's PGPAB ACT score is 19.

Expanding the co-working space (Commerce Village) and a small eatery (sandwiches, coffee etc) that would be open during the day.

Cafe Postale opens in historic former Burlington mail terminal

Cafe Postale now is open in the former Burlington mail terminal south of the Old Market.

The street-level restaurant is a partnership between chef Nathan Newhouse and the Commerce Village co-working space in the century-old Rail & Commerce Building at 950 S. 10th St. It was set to open as Cafe Postino in late February 2020 with different chefs, but the coronavirus pandemic altered that plan
