$40 million for 214 units. Doesn't that seem high? I wonder how long it takes for the developer to even break even.

With something like this that's not surprising. A gut of what is there, then installation of infrastructure. It's essentially a demolition and construction all in one.

Agreed. I think there's good potential to tie in to the Little Italy neighborhood, but long-term, this would become an even more desirable area if the surface lots to the west had some infill developments built on them.

I am totally pumped by this development getting off the ground. This has the potential to unlock this part of the riverfront. Wonderful news for the city of Omaha.

That would be a good location for a second ped bridge, but not in lieu of the current location. The current area will keep filling in nicely with the new development happening in CB, and hopefully something replacing Ricks/Storz soon. There have been some missed opportunities in the area though for more dense development.

I suppose the CB Dodge Park golf course area could open up for development too eventually, especially if they raised the elevation on the dry side of the levy. Might be able to justify a second bridge if that happens. That would make a nice little loop in the trail system.

I agree with the second ped bridge in this location something a little more utilitarian then the Porkbarrel bridge.

On the Iowa side there is more than enough room for additional development in the Harrah's Parking lots without destroying the Dodge Park Golf Course.

Pretty sure the Iowa side would have no problem finding funding for something like that. Maybe a dozen studies could be commissioned to look at a grand vision for this area up to ConAgra and east to Iowa with that ped bridge tying it all together.

I'd rather see the second bridge be at least as iconic as the Bob Kerrey Bridge...why not add another thing to our riverfront that most Nebraskans and Iowans can be proud of? Pay for it with voluntary specially designated lottery funds....after seeing how much money people are dropping for a chance on ever-increasing jackpots with nearly impossible odds of winning, it's not really much to ask for another $22 million or $50 million for another icon.

I like playing at Dodge park Golf course, but wouldn't it be great to see more of an urban riverfront interspersed with a few green spaces?

NuStyle Development is building a lot from scratch inside the walls. The original boiler area opens in January, and the turbine space opens in June.

An atrium in that long building facing the river will feature a crane from the building's past.

NuStyle Development staff say they'd watched the property for more than a decade, considering what they could bring to a project there.

"It was one of those things we just finally said, 'It's kind of time to clean it up, and there's more talk of people getting back to the river with the parks and the trailways,'" Heistand said.

Heistand said, despite several recent projects in midtown and the downtown core, rental demand downtown stays strong.

"Every year I saw, OK, we're going to head into a slow time but we're still at 98, 99 percent on our properties," Heistand said.
