If those are permanent, that further complicates an already crowded site plan.  Rail tracks, an OPPD substation, now 2 access points for the storm sewer, never mind the concrete river levy system...  Plus, some tough street access.
That's what I am assuming, but I am not positive.

I think if the big tanks are removed, the access back where will be. Leavenworth Street will dead end right in to the old building.

I guess I'm confused here. Are the plans to rehab the old power plant or tear it down and start new development?

Considering NuStyle's history I have to think they have rehab on their minds.

I'm sure it'll be a rehab in the usual NuStyle manner... although it would be cool if someone tied in something modern with it... I always really liked Minneapolis' Mill City Museum along the river (heck, they should have done this with the shell of the Butternut).

Omaha's old riverfront power station is destined to become a 135-unit, $30 million apartment building, but there's a lot of work ahead.

“I almost wonder what I'm getting myself into,” said Todd Heistand of NuStyle Development. Thursday, Omaha Public Power District's directors accepted NuStyle's $100,000 bid for the 10-acre site and old Jones Street Station electricity plant.

NuStyle, owned by Heistand and wife Mary, plans a 2016 opening, aiming at young professionals, empty nesters, and others wanting to rent near the Missouri River.
We are so lucky to have NuStyle in our market!

Don't get me wrong, I'm happy to have NuStyle doing this, and they'll do a good job at doing what they do, but is anyone else a little disappointed that this is going to be just another rental building? I was hoping for a destination of some sort - entertainment / shopping / museum.

Plus, what's the count on new rental units downtown in the last 5 years? How much more can we absorb without seeing high vacancy levels? Its not like Omaha's seeing a huge influx of people.

May be we are having a population shift.

We are currently selling our house in midtown and looking for another house. We had 5 showings in the first week and a busy open house on Sunday. There are hardly and houses in our area for sale when they do go up, they are selling fairly quick.

The problem we are having is there is noting out there unless you want to live way out on the edge of town. We told our agent that would would look at houses East of 680, West of 480, North of I80, south of Blondo. If you want to live at 156th and Fort or 168th and Q, there is a ton of houses to look at, but if you want to live in midtown or District 66, there is nothing. Between that and the apartment boom downtown, may be people are abandoning their west o houses and moving back east.

I remember the same thing happening last year when we were looking for a house. We were trying to stay near Ralston (near I-80 but not further west than 72nd) and the housing inventory was pretty slim. We ended up settling in Bellevue southwest of Offutt and love it, but most of the houses that were available were either southwest nearing Gretna or northwest west of the I-680 loop.

NuStyle: Riverfront apartments coming to OPPD's original plant site
Steve Jordon: World-Herald staff writer wrote:Part of the red brick power plant is 10 stories high and other parts lower. The smokestack will be kept for historical purposes.

“It will be pretty cool,” Heistand said, with 12-foot or taller ceilings, industrial-style windows and new units constructed inside. The apartments will rent at market rates, he said. “We'll try to keep them fairly reasonable. They will be nice units, but not super-high-end.”

Demolition is / has been in full swing. The northernmost of the two large oil tanks will be removed the other one must stay.
Maybe as many as 230 apartments.

Breaking even on the demo costs just by selling the steel inside? Wow. That's a pretty decent situation they found there.

I may have missed the time table, but estimate completion date?

Good: the design of this place looks great.
Bad: surface parking.

I spoke with Tim Burke of OPPD this morning, and he said that the power grid that is to the west of this has to be started up every so often, and made it seem like it creates quite a noise, saying that it is a brownout station?

I've never noticed that building till now. They could be removing the top two stories of brick to paint it gray. I don't know why but most older brick structures when renovated have gray roofs.

I wonder if they want bigger windows for community space on the top floor? They really did take a lot off the building.
