Tip Top - Barley's - Alley Poyner

Post by almighty_tuna »

After today's forum meet, I'm surprised that nobody has yet posted about the framing going on inside of the upper floors of the Tip Top building!  I'm kind of disappointed that they are framing the columns as part of the wall instead of an attractive element for inside a loft.  Perhaps I'm jumping the gun, which is likely.

I wouldn't worry about the framing too much. After touring the Beebe & Runyan during the forum meet, I noticed they framed up many of the walls in the units under construction, but still managed to capture the historic flavor of the building by leaving exposed brickwork, original wood floors, ceiling beams and ducts. The units looked great too. It looked as if the larger "penthouse" units on the top floor would be more open and airy like a typical loft-condo.

Correct me if I'm wrong, but the Tip Top won't be appealing to the same $ calibur of buyer as the Beebe & Runyan. To get as many units as they can out of the Tip Top, they likely had to carve it up by adding the framework.

I have not seen the building up close but the detail in the brick is awesome. I can't wait to take a tour of the place. Thanks for sharing.

Tip Top building is near completion

Post by almighty_tuna »

Drove by the Tip Top building today and they have a nice big banner for EB Cuming street traffic. It advertises completion in June, merely a couple months away!! Also, there is a new website:
http://www.thetiptoplife.com
Its not anything more than a front page right now, but promises to include floorplans, etc.

I drove by today too and it looks like they have most of the steel beams up for the in-play

Probably more like the Dave & Buster's (we're also getting out west).

Having surveyed the progress today though... I'm going to be really impressed if the InPlay portion is ready to open by June. They haven't even enclosed the place yet.

Anyone happen to know if the InPlay facilities are (or will be) smoking/non? Sectioned? I couldn't find any info on their Peoria site.

I'd love to be able to go somewhere to bowl or watch games and not smell like a urinal.

Well, I can gurantee that all peeing will be done in the bathroom, and not ON you, so you probably won't smell like a urinal.

Streets, if you've ever been out drinking with me you'd know you can't guarantee where the peeing will happen. ;)

But seriously, folks... do they have a smoking policy?

Perhaps this might be jumping the gun a bit. They haven't enclosed the building yet!! At present it seems to be a smoking facility ;)

Hey, look how smart I am. I called the one in Peoria.

There you can smoke in the bar, and that seems to be it.

As for opening in time, when I toured the Tip Top about a month ago, I was told that the contractors were more worried about completeing the apartments, then Inplay in time, for whatever that is worth.

I just have to give TipTop credit. They have really impressed me with the pace of their development (I know NuStyle is the developer). I just wish every other project could do what they have done. It almost seemed like the week after we heard the announcement we were seeing rennovation work on TipTop, and now, seemingly less than a year later, they are already nearing completion and holding an open house.

Good job! You set a great example for other developers in Omaha.

Apartments are TipTop for 'cool' life

inPlay

Post by omahapropertymanager »

For those who are interested in checking out inPlay (http://www.inplayomaha.com) I have some preview tickets available. The tickets cost $20, half of which is tax deductible (It's a benefit for Habitat for Humanity). For the $20 you get unlimited game play for a day, and when you leave you get a $20 gift certificate for a future visit, so it sound like a good deal to me. If you are interested in purchasing a ticket or have any questions please e-mail me at brian@brianmarron.com

Thanks!

I see our prior fears of the In-Play portion of the Tip Top projects have been resolved. Instead of an all modern, white building with little detailing like the original rendering showed, there's some decorative brick work and other elements being put into the building.

Was in Omaha for the day today and all the downtown projects are looking good! I was blown away by the amount of rooftops going up in SW and far west Omaha. Looks like a lot of reinvestment going into the distressed 20th Street corridor as well. DTO will be amused to know that I only saw one hooker on that stretch today. :o

Anyone still need tickets? I have a few left. The Habitat for Humanity even is June 4th, but the tickets can be used anytime during inPlay's "14 Days of Giving"

I'm waiting to hear for sure when the Habitat event was rescheduled for, but the "14 Days of Giving" has been rescheduled for July 5th thru 19th. The tickets that I have are good for any time during the 14 days of giving, though it is prefered that you use them during the Habitat event. E-mail me at brian@brianmarron.com if you want tickets!

inPlay is opening Monday, June 13th. It is a "soft" opening with the "14 Days Of Giving" kicking off July 5th, running through the 19th. But, if you want an advance peek, the doors will be open starting the 13th. Hours of operation are 10:00 a.m, to 12:30 a.m., seven days a week. It's a great looking space, and for you history buffs...the original tile floor from the Model-T Ford showroom has been left intact. I think the NASCAR race games will be located in that area.

The opening is June 13th. The Official Ribbon Cutting is the 15th. The Forte Banquet and Conference Center is opening in July. Smoking in InPlay is in the Bar area. Smoking in the Banquet Center is limited to a patio on the east side of the banquet hall...outside. By the way, InPlay is coming along very nicely. If you come by to check it out, feel free to say hello to me. It would be great to meet some of you in person.
