Nice picture...it is coming along nicely. I keep meaning to grab a picture from the 10th floor of the Landmark building, while Pac Life is still here.

Wish it could have been at least two more stories tall along 10th St., otherwise, it's great to see it taking shape.

I agree. Just an additional 2 stories would have looked great on 10th St. Actually I am not sure why they didn't. They would have had to use more expensive building materials. Anything up to five stories can get away with wood and screws, while five stories and over needs steel and concrete.skinzfan23 wrote:I agree. When it comes to residences, more expensive building materials would translate into higher rents, so the five story cap also keeps the apartments affordable.

True, but they could have built something like 1501 Jackson with a concrete first story (16-20') platform for retail/parking garage with a 5-story wood structure on top of that, up to the approx height of the rest buildings in the Old Market, which have a nice urban scale. The way it is now, the apartments on the first level or two aren't going to have a very nice view under or into the side of the 10th street bridge.

Yes it is. I think we have talked about it on here. This begs the question as to why they chose this particular building site for such a low rise structure, that is essentially entirely below street level along 10th Street.skinzfan23 wrote:I agree. No question why they chose the site. The question is why they didn't design a building to take full advantage of the site conditions. It's not like they chose the building design out of some catalog or had a design ready before they found a site. It was designed specifically for the site, but did not maximize the potential. But, maybe it was the best they could do with the budget available.

It looks great, but, yes, it's not optimal for the site. Something 7-10 stories would have worked much better here. Heck, maybe they could have put retail/commercial space right off of the 10th Street Bridge. This project was a little short-sighted.

All this project does is make me mad that the Butternet Building hasn't been at this site full of condo owners for the last 10 years.
This project is underwhelming in many ways, but another 4\6 storey apartment building in The Old Market is a very good thing.

It seems strange to me that they didn't alter the building to put a higher point on 10th St with the great views to the northwest you would have of downtown. But as mentioned, 125 new units in the Old Market area (probably nearly 250 more residents) is a good thing.

I kind of like how it frames the Durham. Glad it doesn't block the view up 10th.

That's true, plus the buildings that fronted 10th back when Butternut was still there where similar height to the new development. The 9 story Butternut building was closer to 9th st. The Duram is definitely an impressive view as you head south on 10th from the Old Market.
